DESCRIPTION:
This one level ground story home is newly renovated top to bottom is sparkling clean, cozy, and in a prime location on Anna Maria Island. Located just a few blocks and short 6–8-minute walk from the white sands of the gulf beaches, a few blocks south of Pine Avenue shops, and near the community center... you and your group will have the time of your lives experiencing everything this island paradise has to offer!
The home features an open living room with comfortable seating and large screen smart TV with a fully stocked kitchen with everything you may need to make a home cooked meal or mix up a cocktail. The kitchen has stainless steel appliances and a spacious breakfast bar seating for 3 with additional dining room area seating 6 which opens up to the outdoor living space and pool patio. The gem of this home is the outdoor covered cabana with comfortable seating and large screen TV perfect for relaxing and enjoying the sounds of the wind blowing through the lushly landscaped palms in the backyard. The private heated pool is perfect for cooling off on those hot days! There is also a grill, gas fire table, and hammock to truly make the most of your island stay.
The home has 3 luxurious bedrooms. The master has a king bed with TV, closet, and full en-suite bathroom with soaking tub/shower combination and single vanity. The second bedroom has a queen bed with TV, closet and full en-suite bathroom with walk in shower and single vanity. The third bedroom has a queen bed and additional twin over full bunk bed with twin trundle (can sleep up to 4 children) with TV and closet.
Just off the kitchen/living area exiting to pool area is a large laundry room which also serves as full bathroom with shower, toilet and vanity.
POLICIES:
Pets are accepted with prior approval only if they meet our pet policy guidelines, max of 2, < 65 lbs each, and with payment of $100 (<4 day, $200 (4-14 day), $400 (15+ day) per pet per stay.
NO SMOKING.
Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.
Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.
Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
Reservations are typically taken for 7-night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.
CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.
Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.
This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.
GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!
BABY RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off. Information is provided at time of booking or inquire directly.
POOL & SPA (if any):
The pool is heated year-round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.
PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.
PAYMENTS:
50% of total amount due must be made at time of reservation request to confirm reservation.
50% of total amount due must be paid on or before 60 days prior to check-in date
Full amount due must be made at time of booking if check in date is within next 60 days.
CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of NOVEMBER 18, 2024.
For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.
Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.
For Reservations of 21 Days or More:
Cancellations More Than 180 Days Before Arrival:
- If you cancel all or part of your reservation more than 180 days before your scheduled arrival date, you will receive a full refund of your deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.
Cancellations 180 to 90 Days Before Arrival:
- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.
Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.
Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.
Submitting a Cancellation Request:
* All cancellation requests must be initiated by the Registered Guest who booked the reservation.
* Requests must be submitted either through the website where the booking was made or in writing via email.
* Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.
These policies are in place to ensure clear communication and a smooth process for all guests.
Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.
