The **Master Suite** features a cozy King bed, an electric fireplace for extra warmth, an HD TV for entertainment, and a private deck with Adirondack chairs to enjoy breathtaking mountain views. The attached master bath offers a luxurious experience with a jetted Jacuzzi tub, double sinks, a standing shower, and a heater to keep you toasty on chilly nights.

The **second bedroom** includes a Queen bed, a wooden bed frame with additional storage and shelving, two single beds, a closet, and two windows that open to gorgeous mountain views.

The **third bedroom** also includes a Queen bed, a single bed, a closet, and large windows to take in the natural beauty surrounding the property.

There are two full bathrooms, one of which is located across from the bedrooms and features a shower/tub combination for a relaxing soak or a refreshing shower. The third bathroom is a half-bath located off the dining room and includes fluffy blue towels for use with the hot tub. Both full bathrooms are stocked with fresh towels and complimentary toiletries for your convenience.

The kitchen and living areas combine elegance and practicality. Upon entering through the back door, you’ll be welcomed into the inviting living room, where plush sofas surround a large, mounted HD TV. Multiple windows fill the space with natural light and offer views of the property, while a sliding glass door leads to the private front deck with a propane grill and Adirondack chairs. The sofa also converts into a Queen-sized bed, providing additional sleeping space if needed.

**Please note:** The property is not fully fenced. While pets are welcome, they must be kept on a leash, and you are responsible for cleaning up after them.

Guest Access:
As guests, you will have private access to the entire home, including the beautiful outdoor spaces, cozy bedrooms and large, two car garage. Guests can use the washer and dryer located in the laundry room off the kitchen. Parking is available in our long driveway and you may be able to park a small car in the garage.

Getting Around:
In the winter months, you will need 4WD to access our property. We try to keep the snow plowed on our driveway, but it can still cause issues when it is fresh and the streets may not be as well maintained.

There are several opportunities for fishing and hiking near our home. Some nearby fishing locations include Clear Creek, South Boulder Creek, and the Boulder Reservoir. Hiking opportunities are abundant in the nearby mountains, including the Indian Peaks Wilderness, the Rocky Mountain National Park, and the Golden Gate Canyon State Park.

Additionally, there are several well-maintained trails in the area, such as the Flatirons Vista Trail, the Flagstaff Mountain Park, and the Boulder Creek Path. Please note that fishing and hiking in these areas may require obtaining the proper permits and following the regulations set by the local authorities.
