Package delivery is acceptable, such as from Amazon, Door Dash, etc. Some businesses may prefer the physical delivery address. However, the specific address will be provided after the booking is confirmed. - Trash: The trash bin is located in the front courtyard. Trash is collected Monday morning before 9am. Trash bin should be placed on the street in front of house for collection.

- HVAC: The property is equipped with an evaporative cooler, commonly known as a swamp cooler. The thermostat for this system is conveniently located in the hallway to the right of the entrance to the Master bedroom.

Restricted Areas: There are no restricted areas for the HVAC system in this property.

Please note: The evaporative cooler is typically connected between mid-April and early May. And disconnected early to mid-October. Evaporative coolers are environmentally friendly air conditioners used in dry climates like New Mexico. Evaporative coolers can lower the temperature from 10° to 25°.

House Rules:
• No local guests are allowed to book within 50 miles of property.
• Must be 25 years of age to book.
• Please no shoes inside the house. Guests will be provided with slippers for inside and outside the house on the property.
• Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 9pm to 8am.
• No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property.
• No parties or events.
• No moving furniture or appliances.
• The occupancy limit is 12 people.
• Secure the home by locking all doors and windows anytime you leave the home.
• Reservations over 30 days may require a security deposit.
• For stays over 30 days, a monthly cleaning fee will be applied.
• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• The Guest agrees to report any issues at home to the Host immediately.
• Pet Fee - $200 per pet. Dogs only with 40 lbs. weight limit. Maximum of 2 dogs. No other pet types allowed.
• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.

Water Rules:
- Swim at your own risk; there is no lifeguard.
- Pool/Hot tub: No drinks, fluids, or food while in the pool or hot tub. If drinks/fluids/food fall in, it contaminates the water.
- Children MUST always be accompanied by an adult in the pool area. Please always be vigilant with the whereabouts of your children.
- No alcohol, tobacco, or drugs allowed in the pool area.
- No diving, running, or other unsafe behavior.
- Guests must check the pool water level to ensure the water level is halfway up the Skimmer. If water is low, guests must call the Host.
- No confetti of any type is allowed in our home. This causes issues with the pool and hot tub and could cause them to not work for your stay.
- No drinks in the pool or hot tub. If drinks are spilt in the pool or hot tub, it will cause the pool or hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred if the water is to be changed for this issue.
- Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.
