THE PROPERTY'
Access is from the road through a private area with automatic gate and ample parking. Essential during the summer season!
The garden, of 1400 m2, is completely fenced and illuminated, with a grove of holm oaks and tall olive trees, on the sea front and a large lawn area with volleyball field, on the back. You will also find a miniature "Colosseum", a fountain, functioning and illuminated, which reproduces the "Gulf of Naples with Vesuvius" and "La Cascata delle Marmore" currently used as a washhouse. These artifacts, dating back to the 1960s, were the minigolf stations built by the old owner!
The swimming pool, for the exclusive use of the villa, is infinity and facing the sea. It has an area for diving and a whirlpool area. At night it is illuminated and the effect is truly spectacular. You will also find a large brick barbecue behind the "Vesuvius", also equipped with a stone sink, for your barbecues.
The outdoor area is completed by a large sun terrace overlooking the sea from which, while sipping an aperitif sitting in the rattan lounge, you can admire the splendid sunsets.
The property has a private access to the sea, which leads to a large free beach or, if desired, to numerous equipped beaches where you can take sailing, skysurfing, etc. courses.
The villa, recently built, is developed on two floors.
The ground floor consists of a large fully glazed lounge and large covered patio overlooking the sea, 2 double bedrooms with queen beds and wardrobes, 2 bathrooms with shower, open kitchen with stove, oven and fridge, one, laundry-closet, and a second patio, garden view, with lounge.
The upper floor, called "the bridge": consists of a large living room / bed with glass window overlooking the sea, bathroom, and two large panoramic terraces, one overlooking the sea and the other towards the garden. The house is equipped with an independent heating and air conditioning system hot / cold.
The house has the following amenities: safe, wifi, bed linen, towels and table linen, washing machine, hairdryer, television, radio-CD, VCR, dishwasher, dishes, toaster, kettle, coffee maker-filter ,. Indoor dining table for 4 and outdoor dining table for 10. Sofas and armchairs both indoors and outdoors, sun loungers, hammock, dog bed.
Under the property, along the path to the beach, there is an amphitheater to brighten up your summer evenings. This is the cultural club "l'Abbraccio", created by a tenor friend, who organizes theme nights: classical music, jazz, music from the 80s, theater, cabaret, etc ... You can directly access the theater and, if you want, enjoy the show, with an aperitif overlooking the sea! All demonstrations end, strictly, at 11.30 pm.

Relaxing and great views
Great place. Very relaxing especially by the pool. Only issue is plumbing and electricity would go out but Erik helped me unseated how to reset. Seems they limit amount of power you can pull by design. Simple reset and was working. View from the pool is amazing. And a local club that handle classic rock— Pink Floyd cover on guitar, who doesn’t like that. We’ll be back

Lovely Villa, beautifully decorated with lovely pool - One drawback was the club downstairs played music until 1.30 AM on at least 4 night while we were there but still a lovely place to stay.

Wonderful house and location
We had the most fantastic time. The house is fabulous with huge sliding doors that open right up onto the terrace that looks out to the pool and the sea beyond. The trees are so beautiful in the day and also when they are all lit up at night. It is about one minute to get to the beach where there are plenty of places to get a drink and something to eat during the day. The sea was lovely and warm too. The pool is the perfect place to enjoy the sun and the sunsets. Lavinio is a short walk where there is everything you need close by. We enjoyed lovely morning coffee in the square. Thanks to Daniela and Erik for making our stay so easy and special. We sincerely hope to be back. Kate and Gavin.

Relaxing Escape with Fabulous Views
This Villa allowed for a wonderful and relaxing end to our first family trip to Italy. With fantastic views of the beach and sea and a pellet stove to keep us warm during our late November stay, we are anxious to return in the summer so we can enjoy the amazing outdoor space and pool. steps from the beach and still close to Rome
This is not our first stay.... We love this house and location. It is private, with breathtaking views, but still only 45-60 min from Rome. Words cannot describe the sunsets that you will experience from the back yard. Daniela and Erik are super responsive and a pleasure to deal with. Highly recommend staying here.

I grew up not far from this location and know the area pretty well... I couldn't believe how wonderful this house was. We were so comfortable there and the kids were having so much fun in the pool that we didn't leave for the entire stay!

Beautiful!
The property was as described and as portrayed in the photos, it´s a beautiful place, with a stunning view. Our family of 2 adults and 2 teenagers fitted nicely, and we enjoyed sitting outside either at the patio or by the pool. The owner, Daniela, was very accommodating and helpful, and even the neighbors were very friendly and made us feel welcome. We can easily imagine coming back to this enchanting place!

The property is beautiful. The view at the rear overlooking the pool and sea is quite something
We as a family very much enjoyed our stay at the villa. The surrounding area was a little quieter than expected but made a pleasant surprise to be away from it all. We hired cars and travelled to Rome twice which is strongly recommended and certainly makes up for the hustle and bustle. Overall the stay was very good and the only thing that could have been better was the weather which we went in April so we expected a little rain although we received a little more than expected.

Lovely views of Sea and Nice Backyard
The backyard and views of the sea are the highlights of this property. The view through the multiple glass sliding doors of the infinity pool against the sea is incredible. The home is very modern but could use some updating and dusting off but overall comfortable. I went in May and the town surrounding the the property is pretty quiet except for Saturday. At times feels like a peaceful retreat. As an English speaking person I would advise, as with any trip, to make sure you brush up on your Italian. While some folks speak English most speak Italian. Daniela and her daughter were great to work with and can help with whatever you need The property is about an hour drive from Rome with a mixture of two lane roads and highways. The property offers a good contrast to the hustle and bustle of Rome. Overall, the property is beautiful but could use some updating and polishing up on some of its great features in yard and in home. With that said, I would recommend the property for anyone looking for a beautiful landscape, access to the sea and solitude. You will totally get lost in the incredible sunsets. They are amazing. Do not be afraid to rent property. Daniela and daughter will take care of you. Thanks Daniela for the wonderful experience. Please continue to treasure this property.

Wonderful Place
The property is well located and easy to find. Premises are very well maintained and the architecture is stunning. We couldn't take advantage of the beautiful swimming pool because of the weather, but the sightseeing was espectacular. Daniela's (owner) help and assistance to make our visit super comfortable were extraordinary. We would love to come back in the summer so we can take full advantage of Villa Danda!

Amazing villa in breath-taking location
This location was perfect for our week's break. The garden by the pool overlooking the sea was a tranquil, beautiful place to relax (and even enjoyable when a storm rolled in). The owners were very helpful with our small queries and ensured the house was stocked with all the basics which saved a lot of trouble. We highly recommend this place.

Elegant, airy, bright villa, with spacious patio and garden open to a grand view of the sea.
This is an elegant, airy, bright villa, with spacious patio and garden, cleverly sited to give a grand view of the sea. We were two couples and two children, and found there was adequate room for all of us. The vast open beach below is easy to reach, and the villa’s own swimming pool is generously sized and nicely designed with an “infinity” edge towards the horizon. Lavinio isn’t much of a town, but nearby Anzio offers more sights and restaurants, including the excellent beach-side “St-Tropez”. Our only gripes were that closet space is practically non-existent (clothes, shoes, books, etc. all had to remain in our luggage or piled on the floor), and that the showers were of the old-fashioned mediterranean kind i.e. without curtain or door so that the entire bathroom was liable to get wet from unavoidable spray. The owner was helpful and attentive, and we were sad to leave this beautiful space, instead of staying another month (we wish!) with the daily sound of surf from the beach below and tons of books to read. We would love to go back there!

One week with our friends
Together with my wife and a couple of friends, we stayed at the property for a total of one week in October. The view from the terrace and the pool is absolutely amazing. If you want to enjoy a glass of wine at sunset, this is the right place for you. The check in and the care on site went through a very friendly guy. If you not only want to lie by the pool, but also want to visit something, then you have to drive a few kilometers, because in Anzio itself there is very little. Overall it was a lovely time and the villa a recommendation.

Das Haus liegt wirklich traumhaft und war für uns in allen Bereichen gut ausgestattet. Wir haben uns rundum wohl gefühlt und Daniela war als Ansprechpartnerin immer erreichbar. Pool und Terrasse laden ein die Abende im Freien zu verbringen.
