*Paradise Estate - Home Description & Information*
Nestled on a scenic peninsula on Lake Travis within a private gated community, Paradise Estate is the ultimate retreat. This stunning 6,850-square-foot home boasts 5 spacious bedrooms and 5 luxurious baths, comfortably accommodating up to 16 guests. Inside, enjoy a beautifully furnished interior and endless entertainment in the lavish game room, complete with a wet bar, pool table, and ample seating. Step outside to a spacious covered balcony with a Viking gas grill and outdoor bar, perfect for alfresco dining and relaxation. Below, unwind in the serene pool and spa, or gather around the fire pit for cozy evenings. A charming cabana with indoor and outdoor showers adds to the property's charm and convenience. Situated on the shores of Lake Travis, the home also features a private day dock. If you plan to bring a boat, please contact the Reservation Manager to confirm dock water levels.

Additional Home Information:
INTERNET ACCESS: Please note that the home uses a mesh network, which may experience lag if multiple guests are streaming or connected simultaneously. As such, the property is not ideal for meetings or online gaming.
WATER SOURCE INFORMATION: You may have come across reviews regarding the drinking water at this property. Rest assured, the water is safe to drink, though some guests may find the taste less appealing. As a precaution, we recommend bringing your own drinking water and ice. To improve water quality, a reverse osmosis system has been installed at the kitchen sink, and a new water softener was added in 2024. Please note that the well water, once filtered, may have a slightly salty taste, which some guests may find unusual. Additionally, due to current drought conditions in Texas, if the property has been unoccupied for a while, the well water may have a mild egg odor initially, which typically dissipates after running the water for about 5 minutes.
LOCATION: Paradise Estate is located in a rural area, where wildlife may be encountered and ride-share services may also be limited.

TAX INFORMATION: Please be aware that VRBO quotes do not include local taxes, totaling 6% of the basic rental fee plus housekeeping charges. An invoice for these taxes will be issued upon or shortly after booking. Upon reservation, VRBO will collect the necessary State Taxes with your initial payment. It's important to note that Texas State Occupancy Taxes also amount to 6%. As VRBO is unable to collect local taxes, we will handle their collection separately.
LEASE AGREEMENT PROCEDURE: As part of our rental procedure, a signed lease agreement is required. Upon submitting your reservation request, we will provide you with the necessary information to complete the lease agreement. Please be aware that sometimes our emails may land in your spam/junk folder, so kindly check there if you do not receive the information promptly. It's important to return this information at your earliest convenience, but no later than 24 hours after the request. Upon receiving the lease agreement, it must be signed and returned within a week. Failure to do so may result in the application of our cancellation policy. The lease agreement will be sent from our business email address on the same day or the following morning at the latest. If you do not receive it, please notify us promptly.
RENTAL POLICY: No weddings, groups exceeding 16 guests, or parties predominantly composed of individuals under 35 years old are allowed. All guests must contact the Reservation Manager before booking to avoid reservation cancellation. Additionally, day events involving more than 16 people are prohibited. A signed lease agreement is required upon booking.
