Good location
The location is good walking distance all the sites. Our room had warm water I never was able to get bit hot. I didn’t mind because of the heat outside I prefer a cool shower. Make sure you can pronounce the streets Boonsiri is not known by taxi or til til drivers

Disliked: Staff & service
Mediocre hotel in a near slum-like area.
Except for the fact this hotel was within 10-15 minutes walking distance of the vibrant Khaosan district, I wouldn't have much good to say. The reception desk was not particularly interested or welcoming, breakfast uninspiring, and the neighbourhood was pretty close to slum-like, garbage everywhere and itinerants lying on the sidewalk, pretty depressing. Three days in Bangkok was enough for me. Much happier in Chiang Mai.
Value for money stay near Grand Palace.
Friendly staff.

Good value for money
Stayed three nights. Staff were friendly and helpful. Hotel was clean except for dust in wardrobe. Shower had very good pressure and shower gel and shampoo were good quality. Area ok, convenience store across the road, easy walk to the grand palace and market.
Breakfast choice not extensive but adequate. Wifi was not always accessible in room but easily accessed in the lobby Would be happy to return.

Ok to stay for a couples night
Overall service is ok for 2-3 nights stay. The staff at the reception is not welcoming at all. Room is clean. Interior is a bit old. Breakfast is decent with different selections everyday. Hotel staff is not helpful with taxi service.

Disliked: Property conditions & facilities
Convienent but less than ideal
The location safety was of primary concern. It was quite noisy and in the evening directly in front of the hotel working girls were...well, working it.
This was our second time here and lucked out with a nicer room on the 4th floor with a nicer washroom then our first stay on the 3rd floor. Cleanliness is good at this hotel and customer service is also good. Complimentary breakfast includes eggs, toast, fresh fruit, instant coffee and juice. Good but not amazing. Would stay again forsure.
No proper shower, or wifi in the rooms. Staff are very helpful. Bed was quite hard. Air conditioning! Sketchy area of town - if you walk left instead of right it is very dirty and felt a little bit dangerous, especially as a solo female. Okay stay overall, but if you're choosing a hotel to ease into Bangkok or take a break from hostels, this is not the one. My hostel on khao San road was much nicer and cheaper.
It's a great little hotel bang in down town Bangkok. Here you get to see the real Bangkok so it makes for some interesting scenes of street life. It's all a bit run down and there is a lot of poverty, rows of people sleeping rough etc, but we never felt threatened at any stage.
One negative of the hotel is Hotel.com claims the breakfast is inclusive but you'll have to argue hard for it because the hotel think you should be paying for it.
