Waterfront Cottage, Quiet and Secluded, on Swains Lake

https://en.wikipedia.org/wiki/Swains_Lake

This lakefront cottage is 2.3 miles from Rt.125 on Swains Lake in Barrington, NH, on our private dirt road into a wooded, 5-acre lot with a wide shore frontage. Our property's back woods extends uphill to Beauty Hill Road, total road frontage appox 400'. We emphasize Secluded, rare on this lake. The cottage porch is only 30 feet from the water line.
Swains Lake is over 550 acres with swimming, boating and bass fishing. Our cottage is located along the east side of a cove, facing more west to the sunsets, so waters are calmer than near the main lake bodies.

The cottage is quaint at 600 sq. ft. with an additional rough-cut wood full-front 260 sq. ft. screened porch overlooking the lake, providing a wonderful area for open-air dining and relaxing. The total lake frontage is close to 400' to extending to the south ending at the stone wall. Listen to the bull frogs during their June mating season and the loons on any summer night.
Enjoy the lakefront from morning to night in lawn chairs around the fire pit. Firewood may be for sale along Beauty Hill Road, Market Basket also sells wood. We obtain a town fire permit each year, however a guest permit is required. Permits can be found in a folder next to the microwave. Simply fill it out and bring it to the Barrington Fire Department. There is no charge.

As Fall approaches, the mornings become crisp and with less activity on the lake passing Labor Day. Slowly, the maple's leaves get ready to turn their Autumn colors, and throughout most of October they turn brilliant.

We have wonderful birds that make their home on the lake. You can see herons with their long legs flying overhead. Loons which have long dark necks, who have a distinctive call, also live on the lake. They the can swim under water a long way before reappearing. We also have exciting eagle sightings. Last year it was reported that three eagles now make their home here!

There are ducks and some geese on the lake. They are fun to watch but we ask that you don't feed them, feeding them may make them want to come onto the beach area and they can leave a mess behind.

The cottage is fully furnished with two bedrooms and one 3/4-bathroom with a sink and shower, no tub. The living room connects to the dining/kitchen area which has a refrigerator/freezer, electric stove/oven, and a microwave. The master bedroom has a queen-size bed, the other bedroom has sturdy twin-sized bunk beds, and the living room has a picture widow and a sofa that pulls out to a queen-sized sleeper. A brand new range in the kitchen has been installed as of July 2023.

Reservations are taken for May through end of October. We advise you to reserve available weeks as soon as possible up to a year in advance.

Water Quality Information can be found on the Swains Lake Association website, or their Facebook page.

Note: Fireplace is not functional during the summer months.

Peaceful vacation
The property is very comfortable and what you would expect from an older cottage. advertised as pet friendly and you will notice they have been present. beautiful front porch but dog hair under table. property is beautiful and very private, we enjoyed our fires at night. Dont leave any thing edible on the porch at night, we did have visitors that enter through the screens. Kitchen is well stocked with anything you will need. We enjoyed our 7 days and will miss the loons, deer and turkeys.

The house is how it is described. Very basic. Was not a fan of the bunk beds because if you do not have children with you then its a waste of a room. They are built too close to each other and the ladder is right in the middle so really no room around it. The porch was the best part and where we spent most of our time there. Definitely a summer home with the lake being a stones throw from the house. The grass was way too long and definitely needed to be cut also a ton of geese poop. Other than that it is a good stay if you are not going to spend most of your days inside.

As advertised
The description of the cottage and its location is pretty much exactly the way that the listing said. The dock was not in, however. That was not a problem for me and it may have been for someone who was bringing a boat. This is nothing that the owner can control but you might want to check the water quality of the lake before you go. It occasionally has cynobacteria blooms.

Cute cottage
We had a great stay and were happy to explore what the area had to offer. Tended to be a little wet on some areas for the property, but the lake was absolutely beautiful Lisza

Beautiful lake
Pulling up it was beautiful. There was a ton of duck/goose poop which we cleaned so the kids were not stepping in it and bringing it indoors. Also was woken up at 7 am to them putting a roof on the house next door. That continued until about 4:30 pm. Luckily it was completed the same day.

Beautiful getaway with family
Our second vacation there- A beautiful and private location- wonderful for my family and pups who need this getaway from hustle and bustle. We fished, grilled and enjoyed the scenic views, while also enjoying card games, corn hole, relaxing time, and swimming! We are hoping to come back before August next summer, 2024. Thank you!

A place that vacation goes by slowly
And thats a good thing. I have now stayed at this location 3 times so i knew what to expect. Quiet relaxing and secluded. Just what i want after a long stressful year. I know it is a no thrills house and ok with that. Only issue was there was minor ant issue and we got spray and that helped with that. Only thing my fiancee wanted to mention. Need bigger TV. It rained first couple of days. The fishing and lake are amazing. Sunsets and nature always amazing Thanks for an amazing vacation. We will be back

A week at the lake...
Last week was my 3rd stay at the cottage. Unfortunately the weather was not the best . I did, however, manage to get a good kayak paddle in every day. The location of the cottage is perfect-private, expansive water frontage, south, south-west exposure, easy distance to shopping etc.

Quiet & Relaxing
We were there the week of Labor Day….families enjoying the holiday, but rest of week was quiet & relaxing. Fishing was great…large & smallmouth bass, pickerel, etc. Appliances clean & working. Master bed was comfortable. Swivel wicker chairs on porch could use an upgrade as well as the cushions on living room chairs. They are not deal breakers. However those were suggestions as the cottage was perfect for our stay. The screened in porch is the “go to” spot…beautiful Paneramic view of lake and no bugs to deal with! The owners also allowed us to bring our boat and tie up to the dock. Perfect! Lee and Lynne

Enjoyable stay
It's a quaint little camp on a nice quiet area of the lake. It could use a little updating especially the screen porch. It needs to be tightened up and holes closed up to keep the bugs out. Otherwise it's a very relaxing place to stay. would stay there again. Linda

nice place to stay
50+ years ago I lived across the lake and use to swim across with my parents to visit the family that had this place. too bad the milfoil has taken over this end of the lake and made it not so desirable to swim in. was a bit difficult to fish from the banks also. the only thing else was this place is not air conditioned... we where there the hottest week of the year so far... when the sun went down the air quit moving which made it difficult to sleep in the house. the area is quiet and peaceful, plenty of area to move was nice. Thank you for sharing this property... was nice to reminisce even though the house my dad built across the lake was no longer there.

Great Time
We had a great time. The cabin is as advertised. Unfortunately, and this is not the fault of the owner, the water around the dock in front of the camp was heavily infiltrated with plant growth (millfoil?) The main part of the lake is pretty clean, however. If you are a fisherman, the bass fishing in this lake is very good. Will come back! John Quirk
