Tried hard to like the Royal. Service in all areas was excellent. The location across from the train station is great. Breakfast was very good. But the facility is very old and tired badly in need of an update and refurbishment. At least a deep cleaning and painting. I get that it is an old historic building. But the lack of hot water in the morning is a show stopper. Top tip. If you go shower in the evening when there is hot water. ( On our last day, there literally was no hot water as the boiler broke down)
Very friendly staff. Great breakfast. Hotel a little tired in places. Very comfortable though.

Great for Bath Christmas market
Excellent hotel if you want to be near the sration and Bath centre .The cystomer service was superb very helpful and informative .Breakfast was served in the Brasserie and of a very high standard the young man serving us was so good and helpful my husband gave him a five pound tip .The hotel is tired it does need refurbishment but the rooms are very clean and spacious ,the bed wasnt very comfortable bit lumpy but we slept quite well.All in all a good stay in a well run hotel.
Unfortunately, I didn't enjoy my stay at this hotel. I was expecting old fashioned, but the room was extremely tired, scruffy and unloved. A lick of paint and new wallpaper would have made a huge difference at minor expense. I was glad I didn't have to spend much time there. The only good point of the room was nice towels, duvet and pillows.
Word of warning, if you end up with the last parking space like me, it is tiny. They should really be reduced to 5 spaces rather than 6. Southgate multi-storey is a much better option and only minutes away.
I don't recommend this hotel as there are far better choices in Bath for the same cost.

The staff and food at the Royal are excellent.
Our room was small, no hot water to shower and the floor boards were very creaky
Perfect location, the most friendly and attentive staff, nothing was too much trouble. Rooms very well equipped and comfortable, would definitely recommend a good place to stay
Although great location and great staff, we didn't really understand the super high ratings unless you really like old school retro-hotels.The shower tray had mold, and the thermostat was ancient. It usually took about five minutes before any hot water came out. The beds were more springs than mattresses. The window was old and almost gave me a hernia to open. There was no space left at breakfast. The atmosphere and location made up for a lot, and we did sleep. Also, the nearby breakfastoptions (cafe au lait and Cortado cafe) were so good that we didn't actually mind not having breakfast at the hotel. But yes, if we ever need a place in Bath again, we'll look elsewhere, with apologies to the very friendly staff.
Centrally located. Good sized bathroom, but no extractor fan or ability to control temp (and no window) so hot and humid.

The room was musty and smelly. They gave me a plug in but it was ineffective; the smell is overwhelming and probably from the dampness in carpet.
On day 2 there was no water in my room. Not a drop for several hours. The reception was totally unhelpful in offering any help.
The room was just okay. The front desk staff were friendly and efficient. The location is wonderful for walking and we didn’t notice any extra noise from the train station across the street. Note that hot water seems to empty out by 9:00 am.
The hotel located opposite the train station and if your room is at front of the hotel, you will hear the trains all night long. Otherwise is convenient walking distance to the main attractions “Roman Bath”.
