The house is set back in privacy on the wooded property, drive past the seasonal creek and barn. Master bedroom is fully furnished, with a sliding door opening to center patio. It has it’s own private bathroom. Second bedroom is also furnished, with easy hallway access to the oversized guest bathroom with JACUZZI TUB, and the laundry room (complete with washer & dryer). STARLINK added to improve WIFI signal. Sofa bed in the living room can be used to complete a total of sleeping accommodations for six. Spacious kitchen is fully furnished with all the tools needed to cook and serve. Woodburning fireplace with insert. Four stall barn, 2 round pens for horses, and full RV hookups. Rental minimum is 30 days due to County taxes/restrictions on shorter term rentals.
The South Shore of Camanche Lake is only a mile away, and has swimming, boating, and fishing, as well as the staging area for the Mokelumne Coast to Crest Trail, which follows the river as it rises into the Sierra mountains. The nearby town of Ione, home to many horse trainers, has recently completed an indoor arena, open to the public for a small fee.
Exterior security cameras in use, part-time owner/caretaker may be on premises.
At approximately 500’ elevation, it is well below the snow and frost line. In 2 hours, you can choose to head to Yosemite National Park, San Francisco, Napa Valley, or Lake Tahoe. A short drive east is the historic Sutters Millsite, where the Gold Rush began, and the Jumping Frog festival for Calaveras County, made famous by Mark Twain. Sacramento airport is a little over an hour away. Nearby are the almond orchards for Blue Diamond, and the great wine production at Lodi, Murphys, and Amador County.

Great Place
A really wonderful place. My wife and I spent 3 months there this past winter and enjoyed it tremendously. Open floor plan with a huge kitchen and everything you need to cook. Patios front and back depending on how much sun you want. Quiet and secluded but plenty of neighbors within a 1/4 mile. A mile from Camanche Lake with great hiking, fishing, camping and bird watching. We will be back next year.

Enjoyed the Ranch
We had a great time and it was very comfortable for my family. All of my communication was promptly answered and it was a great experience. I came in knowing about the internet/phone issues and brought a 5G Hotspot which worked fine for me. Spacious and very clean. It is secluded but not far from stores, food etc. I would definitely recommend this property as a perfect escape.

Peaceful Retreat
Large rural property w/ rv fhu (30 amp) and horse barn. Very well equipped home; large capacity washer and dryer, deep jacuzzi tub especially appreciated. Owner very nice and quickly responsive. About 5 miles into town. Would stay again.

Hot, cool and perfect!
We had a great time at Mary Anne's plan and she is a wonderful, super responsive host. We stayed here for the July 4th weekend, and actually camped outside the house, while other family members stayed inside with the air-conditioner, as the temperature was nice and cool from 9 PM - 9 AM. The air was clean and there is no light pollution, so we didn't put on the rain cover and enjoyed looking at the stars. It is only a 10 minute drive to Lake Camanche South Shore we were able to get one of the last tickets for the day, as we arrived at 9:30 AM (they have a capacity limit of 150 ticket/day, no re-entry). We also went to the Mokelumne River where we enjoyed fishing, tubing and just relaxing on the river bank. Useful tips: Bring a small blow-up pool, foldable/pop-up shade (useful at the property and the lake) and a Patio Misting System which you can hand around the pop-up shade. Internet: not good for zoom calls, but you can stream videos. Disconnect from work! Thank you Mary Anne, we will definitely be back!

Beautiful Setting
The house was nice, the property was beautiful. The kitchen was well appointed. We really enjoyed our stay here. The phone service for T-Mobile and Verizon wasn’t very good. The wifi was a bit slow but allowed me to connect to zoom meetings for work. The fenced in back patio was great to sip coffee on in the mornings. If you are looking to get away and have a peaceful private setting to do it in this is a perfect property.

I was on a travel (nurse) assignment in Modesto. This property in Valley Springs is great! It’s an hour outside of there. I wanted to be somewhere with land for the animals to roam safely. Mary Ann’s property provided that and so much more. Let’s hit some of my favorite points, shall we? - land. 6 acres. Roosters near by to charm their way into your heart if you leave the windows open. - wood burning stove: heats the main room very well. I like a cool place to sleep, so I kept the furnace down. - kitchen- gas stove & oven- there may be a connection piece to it, but I’m no expert. My boyfriend (the professional chef) stayed with me for a bit- and created a feast in there. - bathtub/jacuzzi: this thing!!! Amazing. Wonderful. -washer & dryer: huge, new! -Proximity to nature: one mile to Comanche Reservoir. An hour or two to a plethora of trails. Yosemite is pretty darn close. Napa is close. Pretty much- every thing is doable. The In general: fantastic. I’m a little sad I didn’t book for the entire assignment. Would 100% recommend.

Great Communication
The owner of the property, Mary Anne, was very responsive and accommodating. We originally booked our vacation stay in May, which was cancelled due to the stay-at-home order. We were able to re-book without a problem. Her communication was fast and kind; she even wished us a happy anniversary. I would 100% book with this host again. Thank you Mary Anne!

First and Foremost, the Host Mary was awesome. She responded right away and checked backed with us to see how things were. The property is very secure and safe. We left our bikes and tubes on the for porch while we were gone Our stay was during the CA. fires so the air quality was horrible and we stayed in a lot and the internet connection was not great. we were only able to check emails/texts sporadically. But with that said, let me tell you about the rest of house OMG, Kitchen was a dream. It had everything you could want and SO MUCH room. The beds were comfy. The Tub was AWESOME. Even my 18 year old son liked it! The washer/dryer were huge. The patio table and chairs were big and comfy. The fenced in yard was great so my shih tzu couldn't get loose. The neighbors dogs do come into the yard. We walked around the back of the property as my little one is not as friendly :-) I could not believe all the room on the property for horses. My husband and son rode their mountain bikes on the property the last day as the air was a little better and they did not get to go on their bike ride. It is a mile to Lake Camache and it took my husband and son about 1.5 hrs to get to Yosemite. The home does not have a TV. If I could suggest one thing, it would be to have a TV w/DVD's. You don't need cable, but when you can't stream movies or shows on your electronics, there would be something to watch. Also in Valley Springs, there is a great burger place call Hawg Dawg's. They even have a dog menu!

Best ranch-style vacation
It was hard to leave this beautiful property, and we can't wait to go back! We had the best time and really enjoyed the home as well as the property, and the nearby water activities. The home is comfortable and clean, with every amenity we could have asked for. The kitchen seems new and is fully stocked with all the cooking and supplies needed. It appears that the owner is upgrading the home and the property, and we really appreciated the effort being made to make this place a home away from home. Get ready for a real ranch-style vacation, with wildlife on the property and the quiet of the "country". We felt very safe letting our kids roam freely on the property, and they were in heaven watching deer and bats, catching frogs, and playing with the very friendly dogs who frequently visited from the neighboring property. We visited Lake Camanche, the south entrance is less than 10 minutes drive away. In late July the water is quite warm, and swimming is safe and easy. We also did an inner-tubing "river float" by accessing the Mokelumne River Day Use Area, just west of the lake. This is about a 20 minute drive from the property. You can just sit and hang out at the shore of the river, or do an actual downstream float. Tip: If you only have one car, park in parking lot A, then walk to parking lot C and then even further towards the dam. Get in the water just before the dam and float downstream to exit at parking lot A, at your car. If you have two cars, even easier. With two cars you can even have one parked downriver at Sillman Magee Park and make a day out of it. The ranger told us that some people even float all the way to Lodi, wow! Remember to bring life vests, and it's required by law for children 13 years and younger. Overall this was a really pleasant experience and a wonderful vacation for the family. The owner is very easy to reach and communication was quick and always helpful. P.S. The couch pulls out to a double bed, and it's actually really comfortable!

Wonderful get away house
We stayed for a few nights over the 4th of July holiday weekend. The house is only a few minutes away from the southern gate of Lake Camanche, which was nice to have such a short drive after a long day at the lake! There is a long gravel driveway leading to the house, so we're glad we had our truck. That allows for the house to be tucked away from the road nicely. The house itself was a great layout for our small family. It looks like the owner is slowly upgrading the place and the large jetted tub in the hall bath was amazing! Only downfall about the whole place was two younger dogs from a neighboring property would come over to the house, which our dog is not a fan of any other dog. The other dogs were friendly and probably would be fine with our dog if she liked other dogs. The owner said that she's looking at upgrading the fencing at some point to help with the issue, which is great. There is a high chain linked fence for a little backyard area that was nice for our dog as well.
