Kids love the treehouse-like loft, accessed by a ladder, with a queen bed and roofed cubbies for kids and twinkly lights to evoke the fireflies that dot the property in the early summer. In the winter, you will feel like you're in a Hallmark movie! All this, in an amazing location, just two minutes from NH's favorite ski area, Bretton Woods, and the majestic Omni Mount Washington Resort.
Blending rustic charm with modern conveniences, this cabin features a traditional log design with unique touches, like hand-carved bear accents and a cozy soapstone wood stove, along with AC and heating provided by energy-efficient mini splits in each space – no need to fight over the perfect temperature. For peace of mind, a full-house generator ensures your stay remains comfortable, even in unexpected weather. Solar panels make this home green, too!
For your comfort, the living room futons have been replaced with a cozy sectional, perfect for snuggling up watching TV or the flames dancing in the wood stove. And there's more! We are currently in the process of adding a full bathroom with heated floors and a washer and dryer. Work is expected to be completed by Spring 2025, and will be done in between rentals so as not to impact anyone's stay.

With walking trails leading to wetlands, ponds, and riverfront paths, you'll find plenty to explore right on the property. The Ammonoosuc River, known for its excellent fishing, also offers a refreshing spot for swimming and tubing in the summer. Keep an eye out for local wildlife, including moose, eagles, and the occasional bear, and enjoy one of the best spots in New England for moose sightings just a short walk from the cabin. Lower Falls, one of the areas' favorite swimming holes, is also an easy walk from the house.

WHAT TO EXPECT
Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (maximum of 5 dogs), any other types of animals require approval. All pets including Emotional Support Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

-Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
Grills, Fire Pits, and other open flames
-This unit has a propane grill and propane is supplied.

-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-The home provides live streaming TV via YouTubeTV. TVs are also equipped with Roku devices for additional entertainment options including Hulu, Netflix, Disney+, Amazon Prime, and more.
-A whole house generator will keep the lights on even in the event of an outage.
Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 4 cars. Trailers allowed.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires 2 small steps.
Trash and Recycling
Trash and recycling dumpsters are on-site.
Bugs and Rodents
Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
Disclosures
-This home does not have a dishwasher.
I-ce skating rink use is subject to weather and ice conditions. This is an amenity we offer at no cost; no refunds are given if the rink cannot be used for any reason.
-A signed rental agreement is required for all reservations.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
