river ranch
a good job was done in modernizing the inside i. e. appliances, showers, sinks, counter tops etc. i would suggest a staining or improving the back porch and deck overrlooking the river. i think you could rearrange the front room so you can hold more people(if you want too). some door knobs could be tightened up.

Beautiful spot on the river.
Great spot, bad farmhouse. Pretty clean, with nice updated bathrooms but otherwise kind of shabby. Access through hot, ugly utility room into cramped kitchen with worn linoleum floor sets the tone. Very little closet space, no central air- just 3 tiny window shakers with extension cords hanging taut in the walkway around the bed. I bought them an appliance extension cord to avoid kicking the old one out of the room's single outlet every time I got in or out of bed. Nice big deck overlooking the beautiful shaded lawn but no shade on the deck, which abuts the unwashed, paint-peeling house. Super convenient location off Hwy 19 but still on a broad, (relatively) deep part of the river. A 3/5 review is not a negative review, but there are definitely some challenges.

Beautiful setting; okay house
Great location with stream on property and near to Burnsville. The house was well supplied and very clean - but it had a fairly strong and unpleasant musty odor. The queen bed in the main bedroom sagged badly in the middle. The queen bed off the kitchen was more comfortable but no adjoining bathroom. I didn’t catch any trout on the property but I did catch some trout on the Cane River nearby. The drive up to Mt Mitchell State Park was stunningly beautiful. Lots of good hiking possibilities nearby. Burnsville has some nice shops and restaurants. All in all we enjoyed our stay but a couple of improvements with the house would make it even better.

Family trip
I stayed here before a few years back with my husband and two dogs. This time I decided to take my parents (in their 70s) and mother in law (86). The house is set up so they didn’t have any difficulty getting around. They even went to the water. My dad spent everyday fishing. They really enjoyed staying here. The house is an older farm house but well kept. The bathrooms have been updated. Very nice yard and the river in the back was perfect.

Great family get away!
We had a great stay at this cabin. You could feel the love that generations before have poured into the walls. The pics make the cabin look more updated than it is, but it is extremely cozy, clean enough and was great for our family with 3 younger children. It is a hike to get down (and back up lol) from the river (and be sure to bring river shoes as it is very rocky and hard on the feet) but absolutely a perfect spot for the littles to safely enjoy swimming or wading in the water. This is the first cabin that we've taken our kids to that had everything we needed for a safe, peaceful, relaxing, waterfront vacation that we plan to return to!! That's big! I did want to give a little feedback on communications. The management team did great and checked in on us shortly after we arrived.... Answered our questions and guided us where we were lacking however - there was a big party tent with tables and chairs in the yard when we arrived on Sunday. On Tuesday a couple of guys came and took the tent down, collected the tables etc. We wish we would've had a heads up that this was going to happen. It's not a big deal and won't stop us from returning but with our kids in tow we are very protective and weary of strangers just showing up! Also, right after we arrived a maintenence worker pulled up and had to go inside to grab payment for himself....this was not communicated to us either and surprised us. Again, not a deal breaker but wish we would've had a heads up. We can't wait to return. We were all a bit salty that we had to come home! Lol

The property is beautiful and very relaxing. There was a lot of people that were passing through there going to a HANG OUT SPOT so expect to see other people walking or driving up the hill going to the river. We really enjoyed the property and especially the noise of the water sitting on the deck.

The house is dated, but very comfortable and bathrooms have been updated. The property itself is absolutely amazing. The river, the old barns, the yard and the rhododendrons...gorgeous! Would stay here again. P.S. the bald eagle flying over the river while sitting on the observation deck...unbelievable ❤️

Amazing cozy home on a beautiful property
The home was much bigger than aniticipated and was very comfy for 7 of us. Would loved to have had a big enough table and/or more eating space for everyone. The home is a sweet gem that has history of family and fun times you can feel in it. The property is amazing and we will cherish our memories made there.

Great riverside cabin near Mt Mitchell & Linville Falls
Great riverside getaway! Close to Burnsville and Spruce Pine for shops/restaurants and a short drive to Mt Michell/Asheville/Linville Falls. There are limited power outlets so take your own extension cords/power strips (and maybe an extra lamp - it's dark at night!) The only negative is that the bathrooms lack window coverings - we hung up a sheet!

Peaceful Retreat
I brought my husband, who is quadriplegic, and our caregiver for a much needed break and was not disappointed! River Rock House is in a great location, secluded but not too far from town. It has an easy driveway which is not always the case in this area. The setting is beautiful with an expanse of lawn and the river right there. My husband was able to roll out onto the dock and enjoy the river even though he could not make it down the steep embankment to the water. The house is accessible inside but we did have to bring a long ramp and a threshold ramp to get in the kitchen entrance. This is an older home but it is charming and comfortable. It was hot out for our stay but we were able to keep the house at a comfortable temp with the window unit AC and the ceiling fans. It has good laundry and a dishwasher. The kitchen is well stocked and easy to cook in and there is a nice gas grill. The only draw back is that you have to take your own trash to the local dump and there is no large can to use for full bags. Since there is no garbage disposal there is food waste in the garbage, so if you stay for a couple of weeks like we did that means a trip to the dump every time the bag is full. A bit of a hassle. All in all we had a wonderful stay and were relaxed and ready to face the rat race again when we returned home. Thank you so much for a great experience. We highly recommend it to anyone who needs to unwind!

Amazing River Views
Overall this farmhouse needs some TLC and definitely new mattresses but the river access makes up for it. We brought tubes and my kids tubed down the rapid in front of the house all day. The water was very clear and that section of the river had very little traffic from other tubers/canoers.

Stay away from this place
This place is not what it seems like looking at the images posted. good location but horrible management. We showed up and the place was not ready/clean from the previous visitor. After multiple calls to the PM we had to wait four hours for someone to clean it up so that we can stay. There was nothing elese around to stay or i would have just left. bad place stay away from it.
