The villa is well designed and very well maintained with a large living dining area and a ground level bathroom. Kitchen has solid hardwood cabinets and extensive granite counters. The seating area accommodates 9 people and in addition, there is a dining table with 10 chairs and 4 high chairs at the breakfast bar. Directly off the dining area is a balcony overlooking the large communal swimming pool surrounded by coconut palms and flowering shrubs.

There are four twin sized bedrooms, all with en-suite marble bathrooms and ocean facing balconies. The bedrooms, like the downstairs living areas are very well furnished to enjoy your stay.

Two of the bedrooms have an alcove area which houses a futon sofa and is suitable for small children to be "within-room", but enable privacy due to the intermediate full sized closet.

The roof is the "piece-de-resistance of the property, with a private "Jacuzzi" style plunge pool, 180 degree views over the ocean, two queen sized sun beds for private sun-worship and patio furniture for night time relaxation, star gazing and a quiet glass of wine.

The villa is fully air-conditioned and has fans throughout. There are four ocean-facing balconies with patio furniture and another balcony facing the mangrove vegetation at the front if the property which extends for about 2 kilometers, providing a sense of seclusion, quiet and security.

The property is located in the community of Punta Caracol which is 6km north along the beach road from the town square of Puerto Morelos. There is a properly registered condominium regime with professional property managers and two full time maintenance/housekeeping staff, one of whom speaks very good English and lives in a casita with his wife and two small children.

Punta Caracol is a very pleasant North side of Puerto Morelos, very quiet and no traffic. Right in front of the second largest reef in the World directly in front of the property.; Puerto Morelos town is only a 15 minute drive away, is a small fishing village, with a multitude of restaurants, a catholic church, grocery stores, a coffee shop, bars, souvenir shops, a beautiful white sand beach full of fishing boats, a pier, an unusual lighthouse and a town square often humming with the nightly activity and entertainment of an authentic Mexican community.

Many activities are possible here; snorkeling, scuba diving, deep sea fishing, kayaking, kite surfing and cycling for the energetic, or simply relaxing on the beach or treating oneself to the luxury of a relaxing Mayan massage for those seeking quieter times.

The villa is a 25 minute drive from Cancun airport and is an excellent base to explore the Mayan Riviera and all that it has to offer. Close at hand is the National Park, the "hands-on" Crococun Zoo, several underground "cenotes" swimming areas and the Puerto Morelos Botanical Gardens. Only 30 minutes away from both Cancun and Playa del Carmen, there are a multitude of attractions to explore only a short drive away, including Adventure Parks, Mayan Ruins, Water-parks, Swim-With-The-Dolphin experiences, Zip-lining, Golf, Tennis, Nightclubs and fabulous shopping.
