Not too bad, but had some issues...
Pros: Affordable, very clean, lots of storage, great view from the roof, comfortable bed, AC was nice and cold in the two rooms that had it. Easy check in, bike racks and pool were great! Cons: Not a functional kitchen. There were dishes and some cutlery, but the pots were in very poor repair, some of them hardly usable. No other trays, bowls, cheese grater etc was provided. The toaster didn't work, and there were no coffee filters to use the coffee machine. No extra dish towels or clothes provided. The sink leaks in the back. No spices or oil provided. The AC units in the two rooms worked great, but the third room was unusable do to the heat. Some of the doors were warped by the heat and would barely close. It looks like they put a light coat of paint on top of a darker one? The walls have weird smudges. Overall, it was nice to have a clean place, but it could definitely use some TLC. Cooking was a challenge and there were definitely some aspects of personality.

I really enjoyed the upper level, 2 bedroom, 2 bath stay. Aside from a few inconveniences. The stove didn't work, and the pots and pans are in bad condition. We spent a lot of money on groceries and were unable to cook, causing us to have to spend more money dinig out. The water pressure in the morning is terrible. I figured after a couple of days, it was due to early morning pool cleaning. There was trash left by the last occupants, and the wifi was sketchy. I was out at the pool by myself having a really good time when two strange, caucasian men appeared with back packs, asking if I was the owner. They said the taxi driver told them to use a credit card to pick the lock!!! WHAT!!! They were looking for lodging. I told them they need to contact the telephone number on the gate and left. It is very scary knowing that your safety is a concern. The gate is supposed to be locked, but it never was. Luckily, I was accompanied by friends. It truly is a lovely accomadation, however, it just needs some gentle upgrades. But definetly someone on site or security.

Wonderfully bohemian caye caulker
It’s been 40 years since I last visited caye caulker, then a sleepy little fishing village in the Belize reef system. The town has grown but retains its non commercial flavor. From arrival on the island ferry system to the golf cart taxi to arriving at Mayan falls, the day to day worries of modern life just slippe away. If you are looking for a resort experience go to San Pedro. Out rooms were spotless, and with the brief exception of a group of backpacking Europeans, we seemed to have the place to ourselves. The cleaning staff provided us with contact info for our taxi drivers and we mostly walked on this 2 mile Long Island. There were two grocery stores within a block or two for supplies to cook our own breakfasts and we relied on amazing and reasonably priced restaurants for our dinners. The seafood is fabulous there and our eggs from the Market we’re country fresh. All in all a wonderful experience

Overall not a horrible place. Just needs some attention and repairs. Pool was so dirty it was not usable. Kitchen was very sparse with no good frying pans….asked to get a usable one and never did get anything. The cleanliness of the room was good though just not the pool

Lovely Place
First, this place is a 5 minute walk from the airport so if you only have a couple of bags, just walk the little bit if you can. When I arrived, I had didn't seem to have codes to get in and still to this day can't find the email that was sent with information on getting in to this location. I had a hard time figuring out which place was mine but some nice folks gave me the wi-fi password and I was able to get help from customer service. The AC wasn't working well and I had to call the manager who was there within 10-15 minutes and fixed it quickly. He also made sure I had everything else I needed. The place is on the opposite side of the island from the activity. I didn't really mind the walk into town, but others might. It is about 20-30 minutes to walk into town from here. The place was clean and had everything I needed. There are also bikes on the property for rent if you need, I didn't use it, but there is a nice clean pool too. I would stay here again.

The place needs some work, but we were comfortable here and felt safe. In its defense, the whole island is a little run down. But with a little work, this place could be one of the nicest places to stay on Caye Caulker. We loved the location. The price was excellent.

Liked the property had a nice swimming pool. Location is next to airport. But still very quiet. Only a few planes in the morning and afternoon. Bikes are the best mode of getting to Split area.

Mayan falls is a bit outside of town but the whole island is small so it’s walkable to wherever you want to go. The place itself was really nice except the AC was leaking so the bed was pretty wet the first day, but after we turned it off it wasn’t a problem. There is ample room for many people to stay

I have mixed reviews with regards to my stay here. No concierge so if you need anything you cannot contact anyone via phone or in person. Cleanliness was ok. We were out of water on 2 occasions and when we did have water pressure was poor. In terms of location, was outside of the town so you need a cart or bicycle to get around. It is also right by the air strip but the noise didn’t bother us. The suite we had was big and had a concrete deck which was nice. You can watch the sun rise and set from the top deck which was nice.

Great value for solid accommodations in beautiful Caye Caulker
Just had a wonderful long weekend stay at Mayan Falls (suite 9 - top floor)! Great property, clean, totally bug-free, AC in 2 of the 3 rooms (and after a bit the 3rd cools down, too). Quiet property with great pool (it's JUST as cool as it looks in the photos), bikes for residents' use (first come/first serve, but we didn't have any trouble getting them), right around the corner from a great restaurant (Suggestion Gourmet with, when we were there, a French chef & French pastry chef, all at very, very reasonable prices). All set on beautify Caye Caulker - imagine yourself in Key West in the 1920s...no paved streets, totally relaxed vibe, sea right there. We recommend French Angel Expedition for diving and snorkeling ... we did both and Ash + Eugenia (husband/wife owners) and completely cool divemasters/crew treated us really well. We added to the pantry with extra spices, pots, pans, - hopefully all will be still there. We were family of 5 (mom, dad, 3 teenage kids) who all had a great time. Bathrooms were clean/functioned properly, maid gave us extra towels when we asked. Very professional and responsive management team. A first: this property has a online concierge (Veronique) in addition to a property manager (Chantal). Concierge can help with logistics from Belize Airport to water taxi, then from water taxi dock on C.Caulker to house, for those who want the convenience. Thanks Chantal! Thanks Veronique!

Good value for $
Property has potential but lacking slightly. Property manager was very friendly and accomodating, always available. Free bikes to use were nice. Pool was kept clean. Property was kept clean. Felt secure, gate. Quiet neighbourhood. Our upper level apartment however was a bit of a disappointment... air conditioner in kitchen didn’t work, microwave didn’t work, one of the elements on the stove didn’t work. The sink leaked into a drawer and onto floor. Not a lot of items in kitchen that were listed as having. The sand flees were everywhere the first day but once we told Chantel, she had them spray the next day and they were gone.
