We love the location and old world charm of Hotel Acanthe and have stayed there in previous years, so we requested room 48 on the round front of the building on the top floor (6 months in advance booking). Unfortunately the room was in use by someone else for our first night, so the staff generously agreed to move us the next day when the room we asked for became available. However we only spent 5 minutes there because we noticed bed bugs on the bed. The staff gave us another small room on the side street facing section of the hotel with 3 single beds. Since Charles owns a professional pest control business he always checks hotel rooms before we put our suitcases down. Of course we were disappointed not to be able to have the lovely view room we had requested, but had a decent stay at Hotel Acanthe and could easily walk to explore the promenade, Cours Saleya flower market and the terrace view over Nice from the old castle hilltop.

Rooms are not air conditioned and bathroom is pretty small. Staff was very friendly regardless of time and was helpful in letting me keep my luggage for a few days before I checked in since I toured around the area. Since room was not air conditioned, I kept the balcony door open and ceiling fan on and it was relatively cool in sep. noise level was not too bad as it was mainly road noise.
Relatively cheap good location but not recommended
The location of the hotel is great and close to everything. But, the quality of hotel was overall not so good for me: dirty room, frequently disconnected WiFi, too much noise coming from outside, no air conditioner, same breakfast every day...

A small hotel, with rooms in need of updates. Cheap and great location, you can walk to great restaurants and the beach very easily. Pleasant staff. During our three days stay we never had hot water for the shower.
Hotel was terrible. They charged me for two nights and i didn't stay at all. Was willing to pay for one night.. No air conditioning, Extremely small uncomfortable rooms with tiny bathroom and shower.
You first booked me into Hotel Spity 4 *. I found out later-you didn’t tell me. Then you booked me into the Acanthe 2*. When we got to Nice, we found the Acanthe to be unacceptable-not even close to the Spity. We changed to the Aston 3*. Good. Your customer service for this trip was very poor. Doug Hubbell

Small tired room, needed some maintenance but clean and comfortable. good location
A great location but that's about all it had going for it. No air conditioning and only a really old, ineffective ceiling fan meant the room was unbearably hot. The bin collectors come at 1am and are incredibly noisy. I wouldn't stay here again or recommend anyone else does.
Room on top floor is very hot in July. If you open the window, no privacy because of buildings next door, and roar of motorcycles. Another room was so small, that there is not enouh space to pull the chair and sit on it, the chair is stuck between the bed and tiny desk

right in the centre of old Nice
We couldn't have picked a better hotel for location, right opposite the garden with the dancing fountains and next to place Masina, close to everything and in the old town. We paid for one of the superior rooms , so glad we did the views were lovely from the French windows in a morning. The room was basic but spotless bedding spotless, cleaned daily with fresh towels, the bathroom was modern small but again spotless. The staff were available all the time for info etc. we had breakfast at the hotel on one morning for 6 euros each with was coffee,( refills were no problem) orange juice, croissant, pastries and baguette with butter and jams. Basic continental but more than adequate and really good value for money. Love Nice and would definately stay here again at this time of year. Not sure how we'd cope in the heat of summer as no air conditioning ( there was a fan) but wasn't s problem for October as although warm during the day we were out and by the time we returned it was cooler in the room as temps do drop on an evening in October.
Overall a really pleasant stay in the heart of nice .
The staff at the front desk are great. The location is great. The room is clean although there is a continous odor coming from the bathroom. From the location of our room there was a lot of noise from outside. The room is small but worked well for us.
Room very small in front corner of hotel. UPleasant due weather very hot but only ancient fan in room. Breakfast good value, and excellent location.

Great location and lovely reception staff!
Awesome location. Not flash but did the trick. Reception staff very helpful especially the blonde male working evenings.
Only down side was no air conditioning in summer heat. Other than that fitted its purpose. We didn't want anything flash and made getting anywhere very easy being so close to the beach and old town etc.
Old style hotel in corner building. Great location for Acropolis, Place Massena, and old city. 400m tops to beach. If you like a bit of character in a hotel this could be the one. Staff were really friendly and helpful.

Stay away from trouble There are much nicer hotels
Very clumsy front desk. Takes forever to check the booking rate of their own hotel. Have no idea which site I was booked and they overcharged me by 20 euros. When I demanded cancelation of the previous payment, the front guy just charged me again by failing to "pay" me over my credit card.
This failure attempt to make things straight took over 40 minutes. I had to take taxi to the airport and not a single thing has been corrected. (now I have to make calls to the hotel, hotels.com and my credit card company)
Ugh.
The worst hotel in my entire life and seriously.. stay out of trouble. I really hoped I stayed in other hotels with better clerical service.
The location was great but the room is very small and you can smell smoke. The beds are not the real bed and no back support or whatsoever. Building is too close to the neighbor building and no views from my room Shower is too small that even the petite person like me would continuously bump to the shower walls.

Adequate hotel room for the price
We knew what we were getting booking here. Very small room and shower stall was tiny. The staff was friendly and the area is great right in Old Town Nice. This is a budget friendly hotel but you get exactly what you pay for so keep that in mind when booking.

Just what I needed
Stayed here for 4 nights with a group of friends, it did exactly what was needed, a decent room with a bed and a good hot shower. Very close to the seafront, about a 5 minute walk. Bit noisy at night due to some weird delivery patterns and road cleaning but other than that, all OK! Cheap and cheerful. Staff were very helpful and accommodating too.

No room at the inn
Having booked this a week or so before and (I thought) pre-paid I was surprised to get a phone call the day before saying the hotel was fully booked and I would be sent to a different hotel on arrival. They managed this perfectly well on the night, although I had to walk to the substitute hotel with my luggage and the room wasn't very nice - through whether better or worse than the Acanthe I could not say. I paid the same rate - although I suspect it was more than the replacement hotel would have cost. All in all not a great experience.
