The hotel was wonderful! The building itself is charming. Our family room was made up of two bedrooms connected by a small private hall. It felt cozy and inviting. The rest of the building has several nice lounge areas and a small patio area out front. Each time we returned to the hotel after an adventure it felt like a relax escape.
The staff is fantastic. They were always kind with my children. We felt extremely welcome. The breakfast was simple, but enjoyable.
The hotel is on a quiet side street, but close enough to walk to most central locations.

Comfortable accommodation in traditional style house. Not fancy but all mod cons and a nice breakfast incl cooked eggs. Staff were excellent. Well situated in old part of Chiang Mai with many restaurants, bars, shops in easy walking distance.
Beautiful old house. Wonderful family running it. Nice breakfast with fruit, yogurt, toasts, custom eggs, etc. Unique place to stay in quiet location within old Chiang Mai. We walked to restaurants, muay thai boxing, temples, etc. I would stay here again.
This is a hidden gem. The owners and the receptionists are incredibly kind. Breakfast is simple but delicious. They take really good care of the house.

My husband had a medical emergency while we were staying at Baan Hanibah, and Luk Nai and the rest of the staff couldn’t have been more helpful and kind. They will always hold a special place in my heart. The setting is lovely and the location makes it easy to get around the city.
My stay at Baan Hanibah was truely wonderful. I highly recommend this hotel and is one of the best i have stayed at. This is a family run hotel and the kindness and attention was exceptional. The hotel is spotlessly clean, has a relaxed atmosphere. Its located in a quiet street, but within walking distance to the main attractions. My morning breakfast of fruit, omelette, coffee and yoghurt got me started for the day and was delicious. This hotel is unique and i will hope to return one day.
We had a wonderful stay here! It is a perfect location - quiet and on a lovely little street while also being in the heart of the city with many things walkable and easily accessible transportation for those that weren’t. Lots of temples, coffee and smoothie shops, markets - everything around!
The most impressive part though was the hosts who were so caring and thoughtful and warm. Every morning came with a breakfast (both Thai and Western) and they were on hand to make sure everyone had what they needed.
I stay at Baan Hanibah every time I visit Chiang Mai. The location is super convenient and quiet. The wooden guesthouse is built in a historical style. A yummy breakfast is included—they even provide gluten free options if you let them know about allergies. Most of all, the staff are so friendly and helpful. I truly look forward to staying here.

What a clean, charming hotel! My family stayed in a 2 bedroom apartment for 2 days and thoroughly enjoyed it. The hosts and staff members are super nice and friendly; they allowed us to check in earlier and stayed a little longer as my wife was not feeling well. We enjoyed the fruits and variety of breakfast as well. I highly recommend this place to anyone visiting Ching Mai.
Breakfast was good, staff was friendly and helpful. Toilet didn't function effectively. Signs should be erected in the bathrooms to indicate toilet paper should not to be flushed, rather than it being noted on the inside cover of the toilet. My stay was ok.
Staying at the Baan Hanibah was one of the highlights of our trip. The owners/staff are compassionate people who go out of their way to ensure a welcoming atmosphere and wonderful stay. We thoroughly enjoyed the homemade breakfast each morning. The location is perfect to easily get around Chiang Mai.

A gorgeous and simple little guesthouse located in the very best part of Chiangmai Old City. The family who owns/runs this accommodation are so friendly and helpful and their English is great too. There’s also a simple breakfast each morning which is more than sufficient to start the day. After a hiking trip we returned to Baan Hanibah with more bananas than we could ever eat so we gave some to the owners… a few days later we received a bag of dehydrated banana from them! So thoughtful and delicious.
I liked everything, the room was spacious, quite and clean. The breakfast was wonderful with everything you could want including home made breads. The young woman who managed the place was the best always a smile and can do attitude. She even found out the name of the bird whose call was a distinctive wake up song each morning...the Asian Koel if you are interested. I would definitely stay there again!
I stay at Baan Hanibah every time I travel to Chiang Mai. There is so much to love about this place: The location is very convenient (not far from Sompet Market and great restaurants), the small street is quiet, the whole property is peaceful and quaint, the long-term staff are friendly and helpful, the breakfast is always amazing (they even work with my gluten allergy) and the rooms are super clean and cozy. I will never stay elsewhere when I’m in town.
