Lovely comfortable stay for solo travellers. Just off the main road and walking distance to old town and night bazar markets. Many tour companies near by to book excursions, the hotel also provides them but is cheaper to book off the main road. Everything was great with this place, hot water, tc, AC, kettle, towels and cleaning every day.
Walls are pretty thin so you can hear of the neighbour has TV on etc but not an issue as you're out most of the day.
Very enjoyable stay! Good value! So much to do n see I extended my stay. Used Wat Buppharam as my red bus n tuk tuk drop off for ‘home’/hotel return! Property very helpful w guidance on places to eat n see plusss. Thank you!!!
Have stayed here several times now, friendly family run place, always very clean, on quiet street but still a short walk to the centre of town, recommended.
This is very very good hotel. We stayed for just under a week and it was perfect. It’s a lovely location nestled in the back streets east of the old city (old city does not take long to walk to), and quiet at night. The room was great, all amenities. Best of all though- Dang and her family went the extra mile to make our stay perfect. She helped us with everything- booked tours, booked a bike, recommended great food joints and was just very friendly overall. Her daughter drove us to the airport too and her family in general were great. If we go back to Chang Mai I’m definitely booking this place again. Highly recommended
Down quiet side street but short walk to old city, night market etc. Hotel is immaculately clean, run by a charming family who are very helpful. I always stay here when I visit Chiang Mai (currently on fifth visit!). Can not recommend it highly enough.
I had briefly looked at this property during an earlier trip in January. It is clean, almost new, good amenities, with very good service from housekeeping as well as from the front office. The only drawback is that the room is small and without any type of chest of drawers or rack for luggage. I would not avoid staying here again and I would recommend it to others (especially those that can and do travel light. Also, security is a step above what you normally find at guest houses. hr
The owner is the sweetest lady in all of Thailand. Her property and our room were spotless, modern, and beautiful. Of all the places we stayed in over three weeks in Thailand this was our favorite! The owner spoke very good English and welcomed us warmly, even running to provide a second set of slippers for our short walk to our room. She also helped us with our laundry at the cheapest rate we've seen and had a gentleman that I assume might be her husband take us to the airport. The maid was also great. We don't feel that we need our room cleaned, so we often hang the do not disturb sign out. The maid caught us coming back one afternoon and gave us everything we needed - water, tea, coffee, and tissue. When we left the owner said "sorry if anything wasn't perfect" and we replied in complete sincerity "everything was absolutely perfect". We highly recommend this place.
This is a lovely guest house in a quite road,that is near all the night market and a great base for getting around.
The rooms are very clean and the beds comfortable. The 2nd building is new and the best room we have had so far on this trip. Would stay here again

Everything about this place was perfect starting with the location. You're in a quiet and real Thai neighborhood, yet within walking distance to cool bars, restaurants, the Night Bazaar, the Old City...And if you just don't want to walk, you're close to 2 main streets where there are plenty of Tuk Tuks. Additionally, Varoon and his adorable family are gracious enough to call a taxi for you. They're also willing and able to book any kind of tour you could possibly want. At the last minute, I was able to have Varoon book a ticket to an elephant sanctuary...all through us emailing a little back in forth. They are able to do your laundry for you and can do an express laundry if you're in a hurry. The rooms were clean and modern with beautiful views of the city and the mountain. Even the shared bathrooms were very very clean and modern. In fact, there were enough bathroom facilities that I never had to wait to use the restroom or showers. I can't say enough good things about this place and the extremely kind family who run it. It was a pleasant surprise and I'd definitely stay here again.
