This newly renovated 6 floor hotel is fresh, clean, practical with large rooms and good views. Rather poorly designed bathrooms let the quality down, but there are large wardrobes and lots of shelves in the bedroom. It is just 1.5 km from the city centre, which is a 10 minute walk, although we had a car which was a great asset as we could get around easily. We received a very warm welcome from the manager who spoke excellent English, although other staff struggled but hey, it is Thailand and language communication is all part of the fun. The rooms were noisy at times with door banging the main problem (why is the art of closing a door quietly apparently lost in 2018?) but there was also some noise coming through the walls, also a common problem in Thailand. Breakfast was a disappointment, being Chinese and the excellent coffee machine broke on the first day which meant toast and cold eggs was the only choice. We ate out after that. Overall, a good choice and good value.

The staff have a lack of speaking English however the manageress speaks good English

Good for a quick stay. Not hard to get around if you wanna walk, but it's in the middle of nowhere. Tuk tuks are rare it seems. No one speaks English at the front desk, but they smile !!! Room is clean and a/c works.
Great standard hotel for this area, loved size of room, softness of beds and private balcony. Too long a walk to town for night market, but has quite a few small mini markets and with freddies bar and 99baht hotpot restaurant nearby and 5 minute walk to the excellent 'melt in your mouth' restaurant on the river. Hire a car from Q rent or rental mob opposite just before you cross bridge and you are set to enjoy everything from chiangrai to maesai
A mixed review indeed. The neighbourhood has nothing around it, save a mini-mart next door. The closest 7-11 convenience store is a 10 minute walk away. This is a very quiet residential neighbourhood and on foot it's a bit far away from all the action (ANY action, really). During the day time however small shops and restaurants open up and there's a fantastic little noodle bar about 8 minutes on foot from the hotel. The hotel itself is sparkling clean, brand new and comfortable, however, wifi didn't work at all in any of the rooms, and one must go down to the lobby to use it (and feed yourself on mosquitoes). Also, none of the 15+ TV channels are in English, so it was hard to figure out how to kill time inside your room. The front desk staff, while they are very courteous and friendly, spoke extremely little English. That being said, they did try their best to help us, and one of them found a computer cable which I accidentally left behind in the room - for that, I am SUPER grateful. So if you don't mind the language barrier and/or you rented a scooter/bike, this place will work for you.
A 10 minute walk from restaurants this place is as clean as a doctors office. We had a great nights sleep. It has no discernible character however and you wouldnt want to spend time here. And that is the trade off. Oh and wifi didn't work for us.

In a quiet area, about a 20 minute walk into the main part of town (Night Bazaar or Clock Tower). Once I hired a bicycle I was set.
I was traveling solo on this trip.
The rooms are a great size. Clean. Brand new towels & linen. Firm bed (just how I like).
Had the basic necessities. Good sized, clean bathroom.
Fridge, good sized robe and wall desk.
Hot water jug/cups & glasses (would suggest you bring own teabags, as only coffee supplied & this was the type with milk powder already in it).
Biggest disappointment was the lack of room furniture. Their was a small ottoman/stool, but no chair(s) or desk (just somewhere to sit other than the bed would be great). These two simple additions would make the rooms a great option/above average for the budget traveler.
Air-con units on the small balcony virtually make the balconies a waste of time (but still good to know that you can step outside if need be).
Overall, when price is considered, this hotel is great. BUT, as I've said, the lack of in-room furnishings (for which there is plenty of space) is it's main downfall.
But yes, if saving pennies was my goal, it is hard to beat in this price bracket. :-)
We had a lovely stay at Villa Chiangrai. We arrived late in the evening and the hotel staff were very helpful in recommending restaurants, calling in advance to ensure they were open and arranging a taxi for us. The hotel is very new with comfy beds, white crisp linen and friendly staff. Amazing value.
Hotel was only open for two months ,everythink new ,very clean ,breakfast not that good , tv very limited channels ,good food outside on the way to city ,it's walking distance or taxi 60 b,good place to be ,easy to get to bus station for the golden triangle ,also very easy for day trip to Burma mini bus from bus station 50 b ,if go across border 500 b ,
