The Tiny Cottage is a charming Caretaker's cottage and is located across the street from the beach! Stocked with essentials and has a living room, kitchen and one bedroom/bath.
It is ONE of two properties on site.
Only a short distance from Downtown Cocoa Beach, filled with great restaurants and downtown boutiques for shopping.
It has a fenced in deck area to relax and enjoy the sunshine. The beach access is across the street and to the right.
The dock and pier are NOT available for use with this unit. This unit does NOT have access to the river and pier in the back of property.

HOUSE RULES
1. All Communication must be through the chat feature on the app.
2. Due to a health hazard to the owners and others who manage this property, this property is not Pet Friendly. DO NOT bring any type of animal
3. Primary Guests must be 21 years of age or older to rent this property.
4. NO PARTIES ALLOWED. Any guest that has a will be asked to leave without a refund. ANY Parties will result in a minimum fine of $500.
5. Absolutely NO SMOKING is allowed on the property including Vapes, Marijuana, and Tobacco. Smoking will result in a $250 fine.
6. Quiet time from 10:00 pm to 8:00 am (even on weekends, no loud music or any loud noise during quiet time)
7. Checkout is at 10:00 am. Check-In Time 3:00 PM
8. There is a lost key fee of $50 for any key that's lost and not recoverable.
9. No Refunds on reservations canceled due to a violation of our House Rules
REPAIRS:
We do our best to provide each guest with the best vacation experience possible. However, just like in your home back home, sometimes issues might occur that require attention. Some issues do not interrupt nor disturb your stay and can be dealt with once your vacation is over. Other issues will require immediate attention and must be reported as soon as they occur.
The time to report them is NOT upon or after checkout of a multiple-night stay as there will be no compensation in those instances because we will consider them livable according to your standards. If you are experiencing a stay-altering issue with the property, we will get you moved to a different location immediately. Clear and Concise Communication is paramount.
Checkout Instructions:
Thank you for staying at our Vacation Rental.
Before you go, we have a few things we ask you to do:
1. When you leave, lock the door and return the key to the lockbox. Don't forget to scramble the code and close the cover to help us protect the box.
2. The checkout time is at 10 AM. Please be courteous and be out by then so housekeeping can get started.
3. Be sure to check under the bed for any belongings you might have left behind, and log out of your Netflix or any other streaming services you may have used.
4. Turn off all overhead lights and set the A/C thermostat to 77 degrees.
5. Please strip any beds that were slept in and leave the bedsheets on the floor at the foot of the bed.
6. Make sure all the windows are shut.
7. Wash and put away any used kitchenware and dishes.
