Named "Best Swimming Hole in Texas" By Texas Monthly Magazine.

River Terrace House boasts a sunroom with picture windows looking out to the best swimming hole on the Frio River. The house is nestled under towering pecan trees. Walk right out of the back patio to find the crystal clear water of the Frio River. This is one of the best stretches of Frio River for tubing, kayaking and swimming. Located one mile from Garner State Park. Large fully furnished kitchen and great outdoor patio spaces.

The house sleeps a maximum of 10 guests.
The nightly rate is based on 6 people, each additional person is $15 per night
2 Full Bathrooms (one with a tub)

Bedroom 2 - 2 Queens
Bedroom 3 - 6 twin beds (3 sets of bunks)

Relax in the shady areas to barbecue, enjoy a campfire, pitch horseshoes, or watch the kids snorkel and fish. Take a stroll along the river and watch the fireflies come out in the evenings or star gaze from your porch!

WHAT TO BRING:
Sheets, blankets, pillows, bath towels, river towels, kitchen towels.
These are available to rent in the regular season and off-season only. (Exceptions may be made depending on circumstances.) Contact us for more info.

PETS: There is a pet charge of $20 per pet, per night. Maximum of two pets. Damage deposit may be required depending on breed. Exceptions can be made at my discretion. Please contact me for more info.
You must notify me that you will be bringing pets BEFORE your arrival at the property. Pets must be kept in a crate when left indoors unattended and are not allowed on furniture, including beds. Pets must be kept on a leash while outdoors. Owners must pick up animal waste from grounds or your deposit will be forfeited. Take along a baggie with you to pick up waste and then dispose of it properly in your outdoor trash can. Dogs cannot be left unattended on a leash outside. If you do not abide by our pet policy you will be asked to leave, and a refund of your rental fee will be forfeited.

Pets are NEVER allowed to chase wildlife.

Please do not leave a one night opening between your reservation and the reservation before or after you. If you leave a one-night opening, we will call you after your reservation processes through the system, to adjust your reservation dates. Perfect spot
This place was great! Great location and easy access to the river. In April 2024- River level was 3 1/2 feet… A few feet to the right it was more shallow, few feet the other direction it would get even deeper. Perfect for everyone! The home itself had plenty a room. Everyone on property was super friendly! Veronica was very helpful. Only complaints- very dusty and needed to be swept and mopped. Did not seem like that had been done from the previous renters, but we left it a lot cleaner than how we found it. The window in what we called, black-and-white bathroom, you can see right through the wicker like curtain into the bathroom. That should be upgraded to a black out curtain of some type or something with better coverage.

Best Swimming Hole on the Frio
Located on the best swimming hole on the Frio River. Easy access to river right from property. Property just as advertised. Property staff take care of any requests quickly and the management are friendly and very accommodating. This was our 3rd stay with host. We will be back for a 4th stay!

Grandkid bonding trip
The place was roomy for the 8 of us. I think 12 would have been comfortable there. Had 3 tables for meals so it was nice to have a choice. I also loved all the hooks on the walls to hang stuff. The river is beautiful and the spot was great for swimming even though they were in a drought and the water level was down. Very convenient how close it was to Garner state park and convenience stores.

Great summer spot
We had a wonderful time at this property! The house was very clean and organized. Floating cooler and shade tent was a life saver for our lounging in the river! Bring plenty of kitchen towels and extra toilet paper and trash bags! We will definetly be back!

Great swimming spot
The cabin was the perfect distance from the river and we had access to a ladder that we could all climb down when we wanted to cool off in the river. After climbing in, there were lots of shallow spots nearby where my family -including a 1 year old and 4 year old- spent most of their days playing. Cabin was clean and hosts were responsive and nice. Will be back again soon!

Overall, the experience was good! The house is all open, like the bunk room doesn’t have doors which made the kids sleeping arrangement difficult. Also the couch’s are super uncomfortable 😬

We loved the access to the river and the convenient outdoor areas. The ONLY drawback to our stay was the metal bunk beds. We had 5 children and every single movement was heard throughout the house. It was tough to get good sleep.

Great location. Right next to a popular tube disembarkment. If you are wanting family fun with little ones go during the week. If your looking for some interesting group dynamics go on the weekend.

This home is very tranquil, relaxing and private. It has everything you need, diret access to the water, firepit, outdoor seating, etc...A beautiful canopy of trees surround the cabin.
