The Space:
Welcome to our enchanting ranch house, where comfort and luxury seamlessly come together to provide an unforgettable escape. The main ranch house boasts three large bedrooms, each with queen beds, ensuite bathrooms, and private outdoor entrances, creating a tranquil sanctuary for a restful night's sleep. The heart of our home is a chef's dream kitchen, equipped with two microwaves, two dishwashers, an industrial-sized refrigerator, an expansive stove top and oven, and a pantry market stocked with select goodies for your stay.

Connected by a short breezeway, the bunkhouse is an 800 sq foot retreat, featuring a single large room adorned with four queen beds. Complete with a kitchenette and full bath, this bunkhouse is perfect for groups seeking a communal experience in a comfortable setting.

For those yearning for a more intimate setting, our charming tiny houses offer a cozy escape. The blue and green tiny houses each feature one queen bedroom and two twin-bed sofas in the living room, accompanied by full kitchens, full bathrooms, and private outdoor patios for added seclusion.

Adding a touch of luxury to your stay, our unique Barndominium features an 800 sq foot apartment with a king-size bedroom, a full bathroom, a living room, a washer/dryer, and a full kitchen. With its private outdoor entrance, guests can freely come and go, immersing themselves in the tranquility of our ranch setting.

Guests will have access to the entire property minus a couple closets in each dwelling and the owner's suite in the main home on the ranch.

A car is a must in the Texas Hill Country. Some local companies offer guided tours that take visitors to popular destinations, wineries, and attractions in the area.

Please note this is a rural ranch property out in the Texas Hill Country. It's common in rural areas to encounter wildlife that can include birds, reptiles, deer, or other local fauna. Rural areas may have limited or different services compared to urban settings, such as cell phone and delivery services. We recommend enabling ‘wifi calling’ on your device.

Other Things to Note:
Please take care of our property as if it were your own! Guests will be liable for damages to the property during their stay.

Important: We are committed to protecting our properties and keeping up-to-date with short-term rental regulations. We have a protection plan in place included in the booking price, which is why you will be asked to complete our independent verification.

- Primary guest must be 30 years old and present for the entirety of the reservation.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- No smoking on the premises inside or outside. Fees may apply.
- Fireworks are not allowed
-For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.
- Pets are not allowed
- No parties
- No ATVs or other motorized vehicles. If there are ATVs, there will be no warning, they will be evicted immediately with no refund.
- Do not touch the cleaning robot in the pool
- No vehicle parking on grass
- There is a fire pit on site for guest use. We kindly ask bring your own supplies, extinguish any flames/coals after each use and adhere to any county burn ban in effect.
- Guests can access to all except a few owner's and housekeeping closets
-Additional fees may be incurred if personal items are left behind.
- There are security cameras at each entrance door for exterior security

Pool Rules:
- No lifeguard on duty. Swim at your own risk.
- Supervise children at all times.
- Please rinse off before entry.
- No glass or food is allowed in the pool or pool area. *Additional fees may apply if glass is found in the pool area.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
