We do not provide log-in accounts for streaming apps on our smart TV. Guests are kindly requested to use their personal log-in accounts to access and enjoy streaming services during their stay and ensure they log out of their personal accounts upon check-out.

Surveillance cameras in the hallways, front entrance and/or back entrance for security recording at all times. Minut device in the unit for noise level.
We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation. Pests and insects are a common occurrence in the poconos and in this community. The community is located in a woody area, which may result in animals, pests, or insects. This may result in traps placed out for insects, pests, or animals. This does not warrant a refund of any kind. The washer and dryer is not available for use. The dishwasher is not functioning.
Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional Pet Cleaning Fee applies per pet:
1-5 Nights : 25$ Per Day
5-29 Nights : 200$
30+ Nights : 300$
No Motorized Vehicles/Bikes or Irregular Items
No Motorized Vehicles or Bikes: Guests are not permitted to bring any motorized vehicles, motorcycles, scooters, or bicycles onto the property. This includes any form of personal transportation that requires a motor or engine to operate.
No Irregular or Unapproved Items: To ensure the safety, security, and comfort of all guests, the bringing of any items not typical to a vacation rental, such as large equipment, oversized furniture, or other irregular or unauthorized items, is strictly prohibited.
Furniture and Property Movement
Do Not Move Furniture: Guests are kindly asked not to move any furniture inside or outside of the property. This includes rearranging or relocating furniture, as it may damage the property or interfere with its setup and functionality.
Trash Bins: Guests are also not permitted to move or relocate trash bins. Please dispose of waste in the designated areas without moving any bins from their original placement.
This vacation rental's HOA counts children toward maximum occupancy. The HOA will deny any guest registrations that exceed this home's occupancy even if guests on the reservation are infants or toddlers. Should maximum occupancy be exceeded, you will not be granted access to the home and your reservation will be canceled.
Guests should not use the hot tub as it is not operational at this time.
While chains are required in all vehicles in winter, a 4x4 or equivalent is recommended to reach this home.
2 dog(s), weighing 50lbs or less, are welcome in this home. No other animals are allowed without specific approval.
Parking notes: There is free parking available for 2 vehicles.

Your understanding and cooperation are greatly appreciated. Community amenities such as volleyball and basketball court are only available during spring and summer months.

House Rules:

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. If you book and you're not allowed to enter the community because of this, there shall be no refund provided.
PARKING
We have 2 designated parking spots, which are located directly in front of the house. Guest is responsible for and fees occurred if parked in the wrong spot.
QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.
OCCUPANCY
The home can have up to 16 people in it. Any people more than this, will be charged $75 per any extra guest past 8, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.
SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.
EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.
LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. (THIS DOES NOT AWARD YOU POSSESSION FOR THE ADDITIONAL DAY, IT IS JUST A PENALTY FOR HOLDING POSSESSION BEYOND WHEN YOU'RE SUPPOSED TO BECAUSE YOU COULD NEGATIVELY AFFECT THE FUTURE RESERVATION AND YOU'LL BE COSTING US FOR HOUSEKEEPERS WAITING AROUND.) The additional day is the base rate without discounts.
PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.
MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.
PETS
Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional Pet Cleaning Fee applies per pet:

All authorized pet may NOT be left alone, unattended in the unit.
