Luxury Mountain Retreat- Pond Hill Place

Feel like you are a world away while only 10 min to Okemo and 35 min to Killington. Exquisite home set on 35 acres with modern decor throughout. Swim and fish in the two ponds in the summer; snowshoe and sled in the winter. Hot tub, wood burning fireplace, gas fireplace, pool table, Roku, Sonos speakers, and large deck with gas grill are just a few of the amenities in this oasis in the Green Mountains. Located minutes from Rutland Southern Vermont Regional Airport and the Appalachian Trail.
The space
The home is fully updated to reflect our love of design and architecture. Built in 1998, the entire house has been renovated within the past three years to include all the amenities you need to make your stay as comfortable as possible.

Approximately 4,000 square feet on 35 acres with a long gravel driveway that has as much parking as you could possibly need. Our home features 5 bedrooms one of which has an ensuite bathroom, 3 full bathrooms-one of which has a bathtub, one half bath on the main floor, full kitchen, private dining room, two living spaces (both with TVs), two fireplaces (one wood, one gas), and a game room with billiards table and Peloton. Outside there is a large deck, hot tub, propane grill, 2 ponds with one paddle and one row boat, 2 fire pits and ample fields and forest to explore.

Pond Hill Place comes fully equipped with three TVs-all have a Roku attached so you can watch your favorite shows. Netflix, YouTube TV, Amazon Video, Apple +, Disney+ are already logged in or you can access your own account with any content provider. The kitchen is fully equipped with everything you need to cook a delicious meal after a long day on the mountain including gas stove with oven, fridge, microwave, dishwasher, coffee pot, hot water kettle, pots and pans, large stock pot, dishes, cutlery, Keurig and blender. We have even left essentials in the cupboard such as coffee filters, salt and pepper, spices, condiments, etc. Throughout the house we have Sonos speakers that can play any song on Apple Music. Heat is controlled with Nest thermostats and Nest smoke detectors are on every floor for your safety. If you don't get enough exercise skiing or hiking you can use the Peloton downstairs.

HOUSE LAYOUT:
MAIN FLOOR- Use our digital keypad to enter through the kitchen and get settled in our coat area. High ceilings and new wood floors make the living room the perfect spot to curl up next to the wood fireplace or watch your favorite movie while the snow falls or the leaves rustle. The private dining room with a table that seats 10 comfortably offers beautiful views of the property and pond. There is a half bath situated in between the kitchen and living room. There is a large deck off the back of the main floor that has a big dining table and a propane grill.

SECOND FLOOR-Upstairs there are 4 bedrooms and 2 full baths as well as linen closet and washer/dryer. The rooms are configured as follows:
-Master Bedroom (sleeps 2)-King bed with ensuite full bathroom, large dresser, lounge chair, bench, ceiling fan and TV.
-Second Bedroom (sleeps 2)-Queen bed, large dresser, ceiling fan, closet and reading chair.
-Third Bedroom (sleeps 4 plus infant)-Full bed with twin bunk on top and twin trundle under as well as a crib, closet and ceiling fan.
-Fourth Bedroom (sleeps 4)-Full bed with twin bunk on top and twin trundle under, closet, ceiling fan and large dresser.

WALKOUT BASEMENT-Downstairs there is a large game room that has a billiards table, gas fireplace and Peloton. Just off the game room is a TV area with a large sectional that pulls out into a queen bed. There is also a full bathroom and a fifth bedroom that has a queen bed, large dresser and ceiling fan. The larger of the two laundry areas is also downstairs.

LOCATION:
The Okemo and Killington areas are the perfect place to get away from it all any time of year. There are tons of outdoor activities including: skiing, snowboarding, hiking, mountain biking, antiquing, golf, swimming, shopping and much more outlined in our guide book.

The property is very privately located right off Route 103 just 10 miles from Ludlow and Okemo Mountain. Killington is a gorgeous 35 minute drive away. Rutland is an easy 15 minute drive and has all the basics including three big grocery stores and some big box stores like Home Depot and Wal Mart.
For immediate needs including coffee, beer, wine and basic cooking supplies there is a Mac's Market gas station across the street from our property

Other things to note
The driveway has a downward pitch that makes it most suitable for cars with all/ four-wheel drive in the winter. This is only issue when there is snow and ice. The drive is plowed and sanded regularly.
