It is nice hotel. I was happy with my room . It was cleaned daily really well. Breakfast was ok , but but a firework, very mediocre. It is a convenient location. But what they are missing is personal touch. I paid more than £5000 for stay, but get a VIP thank with just a drink! I found it rather humiliating . They should treat customers like me with a bit better with a personal touch. That they would like to comeback. ,it is a management problem .

Only issue would be the stairs for some folk the room was lovely but access was not good for anyone not comfortable taking on a couple of sets of stairs and beating heavy fire door every time they went in or out. Staff were friendly and helpful

Great location, disappointing breakfast
We stayed during the Fringe so all hotels were expensive as expected. The location was great, especially for the railway station, and our room was nice, comfortable and clean. Our only complaint was breakfast where on the first morning, they had run out of kippers and salmon and the fruit selection was poor. We asked at reception if we could cancel breakfast on our second morning and get a refund but were refused because we'd booked through Expedia. There was no reason why they couldn't have given us a refund - it's not as if Expedia keep the payment - but it was a convenient excuse. And when we explained why we wanted to cancel breakfast, there was no apology at all. What made it worse was we went down to breakfast especially early on the second day and they STILL didn't have any kippers, saying they'd sold out, and the fruit selection was even worse. Our advice: don't book breakfast here!

The standard message was online that checkin is from 14:30, I arrvied a wee bit early and was told that my room was not ready and they told me to go and have a drink in the bar which is on Apex, and they would come and get us when the room was ready 30 minutes later I was sill waiting for my room and then again I made my way to the reception to ask is my ready yet, there were another two guests asking the same thing , my room was now ready so offI went and I found the room clean bed made up everything was spotless, it turns out to be that they dont have the housecleaning staff, but that must be the same as every other hotel in the UK

The hotel is in a great location with so many activities in the area. We weren’t impressed that room 205 and 209 were the same price…209 has 2 walls of windows, but 205 only has one tiny window that’s up high on the wall so you can’t even see out of it. Definitely should not be priced the same. Breakfast was great though and beds were very cozy so everything else was wonderful!

Bottom line up front: This should be considered a 3-star motel. You get a bed and a roof over your head, and that’s about it. Full review: The only advantage of this hotel is its central location. Beyond that, there’s no compelling reason to stay here. The property is poorly maintained, with dirty, outdated rooms. The room carpets are all stained and the ceiling paint in the bathroom is chipping away. After exiting the elevator, you’ll still encounter several staircases, and there’s no assistance available for your luggage. They don’t check your Expedia status, nor do they honor the VIP benefits they claim to offer. I won’t be staying here again.

We were in Edinburgh for only two nights but the hotel was very comfortable and a great location for our first nights in the UK, especially after a very long day(s) of travel from the US via London. The room was comfortable and spacious, we did not have a chance to utilize the amenities but the bar and spa looked they would be great locations/services. The staff are amazing! We left something in the room and they were able to locate it and hold until we made our way back through Edinburgh! Great service in that regard. Thank you for everything, wish we had more time here.
