Hosts were very friendly and accessible. The section of the building where we stayed was newly built and clean. Work wasn't completely finished e.g. the walkway to the building wasn't finished and could be a potential hazard. They also need to change/update the photos on the Hotels.com site as they don't reflect the room we stayed in. The photos showed larger rooms and access to a dining area. The building may've had these facilities but was not where we stayed. However, the room we stayed was acceptable.
Nice, newly renovated room tucked away in the back of the property. Still some construction happening, so there was mud along the walkway to the back door, but the owner put down a plastic tarp to help some. The bath facilities were modern and worked well.
The location was right on the bus line, so it was easy to get into the downtown area via bus. The parking was a bit tight, but we were to leave the car and take the bus downtown.
Whilst the property was adequate for sleeping there was no daily cleaning as stated on website. Taps in bathroom difficult to turn on & off on bath. No email correspondence despite numerous questions asked. Electricity tripped out and was not repaired or residents advised. Price expensive for standard of accommodation
Awful. Needs shutting, renovating and new ownership. Had to walk through a messy kitchen to get through to the room. No one greeted us on arrival. Bedding from the 70s, loo roll holder falling off, freezing cold because tight owners won't have heating on, stained walls, dirty carpet. 1 star or less, £40 max not £130 a night. Sounds like it changed owners several years ago, new ones think they can get away this because it's in Edinburgh.
Overall, the guesthouse was in good condition and the room was good. Hot water was sporadic and toilet didn't always flush, but those issues seemed common throughout Scotland. Wifi was also spotty. Other guests could be heard through the walls. No response from the owners to several messages. Good point was that it was easy to catch buses to various locations.
A nice affordable option for staying in Edinburgh. We stayed to visit the Edinburgh Tattoo and with a short Taxi ride to the city cente (roughly £10) we'd definitely stay again.
We are booked to stay in the family room on August 4-5. This was a change from July 25-26. Can we leave the car parked there on the morning of august 4, as we have a few tours booked for the castle etc starting at 11:00 am

There was enough space for a familiy with 2 kids. The showee was in a good condition. Unfortunately the garden was a construcrion area with a mess of staff.
The guest house was amazing, quiet, and clean on the bus routes to into Edinburgh, there were a co-op and hot food options within walking distance also a beach not too far. The host amazing and attentive. I will definitely book again.
The room was clean and comfortable, and much larger than we expected. Parking was tricky, but we made it work. The location was excellent and it was very easy to take the bus to the city center. The information regarding check-in on Hotels.com needs to be updated. There is no one at the desk, and the door is locked. There were no instructions given ahead of time, so we had to call. It all worked out though. There is a cold breakfast of cereal only, no hot food option.
Very quiet. No staff on premises to answer any questions/direct so best to be prepared about your stay & do your research about transportation around the accommodation
We had to pump the toilet lever 3 times to be able to flush. Nothing was professionally cleaned. The kettle had water in it when I tried to use. Not even a bottle of water offered. Checking in was stressful because we had to wait 15 min until the owner arrived. The property was under renovation and next morning they took the scaffolds down making so much noise since 7 am. We left the room at 10 am and they could have waited taking down the scaffolds at least after 9am. I complain ed it to the owner but his response was rude saying basically this is so cheap (we paid 92 pounds) and that is what you get…. Why Indo/paki motel people are so cheap and money hungry? No courtesy or gracefulness. That experience ruined our trip in Edniburgh!
