✦ This home comfortably sleeps 10. It includes a King, 1 Queen, and 1 double bed. It also includes a bunk bed and sofa bed- all beds complete with fresh sheets changed after every single guest. Our home also has 3.5 full sparkling clean washrooms with complimentary soap, shampoo, body wash, complete with a shower, sink, and toilet so everyone can get ready for their day quickly!

✦ Complementary WiFi, tea and coffee. Your kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, gas stove and dishwasher along with glasses, mugs, dishes, cutlery, and more!

✦ EARLY CHECK-IN or LATE CHECK-OUT: We are strict on our check-in and check-out times as it takes a long time to clean and get the property ready for the next guest. We allow for 1 hour flexibility. If you require this service, please contact us no later than 24 hours prior to arrival or departure as this is not always possible. There will be a charge of $25ea or $40(for both) with prior approval to accommodate extra staff.

You have full and total access of the basement suite during your stay. There is key entry to the sliding door; a code will be provided for the lockbox after you book with us. We do not live on site, but are a quick message or phone call away!

While we do our best to ensure we provide as much of the comforts of home as possible, if there is something missing, simply reach out and let us know. Our home has keyless entry so should you arrive later in the evening, you have total flexibility to access the unit without worrying about keys during your stay.

Step out from your home and you'll be greeted by a short walk to the heart of Downtown and plenty of unique restaurants and shops! Only a short drive away is the University of Alberta, West Edmonton Mall, Whyte Ave and all sorts of fun activities such as the river valley and parks to spend your day at. The Westmount neighborhood in Edmonton, AB is a vibrant and diverse community located just northwest of downtown. The area is known for its tree-lined streets and historic homes, as well as its proximity to a number of popular attractions.

One of the main points of interest in Westmount is the Royal Alberta Museum, which is home to a wide range of exhibits on Alberta's natural and cultural history. The museum is located just a few blocks from Westmount and is a must-see for anyone interested in learning about the history and culture of the region.

Downtown is available within walking distance to get to the majority of the city center with rail transit (LRT) access as well.

✦ Noise Disclaimer: This is a basement suite, and while we strive to minimize noise and adhere to quiet hours, occasional footsteps may be heard due to its nature.

✦ There is free parking in front of the home. Although we have not had any issues, during weekdays there is a possibility of a permit zone being monitored between the hours of 8am-10am. Feel free to use any of the street parking further down the street at your own risk but keep in mind that we do not provide parking permits at this time for areas that require them and are not responsible for any tickets incurred.

✦ Self check-in · Easily check yourself in with our electronic lock on the front door of the private entrance. Codes will be provided to you after you book with us.

✦ Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

✦ Profiles that are brand new with no prior reviews may be required to pay a $250 damage deposit to our discretion prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

✦ Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

✦ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.
✦ Quiet time hours between 10 PM and 8 AM. There are others living in the area so we have neighbors to respect.
✦ No pets allowed in the home. No Exceptions.
✦ Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact guests on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to its beginning.
✦ No smoking of any kind (cigarette, marijuana or vaping) and no drug use - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
✦ The maximum occupancy on this property is 4 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person/per night.
✦ Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.
✦ Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 10 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate, but this does not award you to stay for the additional day as this could impact other reservations.
✦ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.
