Hamilton House is perfectly situated on 2.5 acres only 5 minutes south of Gloucester.

With a spacious open-plan living area offering plenty of natural light, this is an ideal house for multiple couples, families or groups looking for a comfortable stay in the country.

The property features:
- 5 Bedrooms with queen size beds
- A large study with Deck and seating
- Main living area/ lounge room with 70-inch TV for family time and entertaining
- Second living area/ lounge room for relaxing and reading
- Main bathroom with a shower and freestanding bath
- Separate toilet and vanity off the main bathroom to allow for easy access
- Second bathroom with a shower, toilet and vanity, located at the opposite end of the house to the main bathroom
- Open-plan kitchen area with gas cooktop and lots of prep space
- Walk-in pantry with coffee pod machine and large fridge
- Spacious dining area which can seat up to 10 people
- Large timber verandah wrapping around three sides of the house. The verandah boasts a north, north--east and easterly aspect, perfect to enjoy the morning sun and cool shade of a summer afternoon. Verandah access from the dining and kitchen spaces allows for outside seating and dinning
- BBQ available on the verandah
- Laundry has front loader washing machine . Space on the verandah for air drying
- Fire pit on the grassed area in front of the verandah with timber provided to burn (strictly no use during fire bans)
- All bedrooms, lounge rooms and library carpeted, tiled entry and wet areas, with hardwood polished floors throughout the rest of the house

Nestled in the foothills of the glorious Gloucester Tops and Barrington Tops National Park, Gloucester has multiple cafes, pubs and boutique shopping opportunities to please the whole family.

Driving to town from Hamilton House you will see incredible vistas of The Bucketts mountain range, which can also be seen from a number of Gloucester’s tranquil parks and riverside walks.

The town has 2 pubs with delicious bistro menus, as well as Thai cuisine, pizzas, takeaway food, and dining options at the Bowling, Golf and Soldier’s clubs.

Gloucester is brimming with options for outdoor enthusiasts. On the outskirts of town, you will find the newly established mountain biking facilities at ‘The Steps’, with opportunity for water activities such as kayaking and tubing in the rivers nearby.

A 45-minute drive from Hamilton House will get you into the World Heritage Barrington Tops with a plethora of hiking trails, four-wheel driving tracks as well as wildlife and waterfalls.

The town’s sporting facilities include tennis courts, a swimming complex with Olympic sized swimming pool, rugby, soccer and cricket grounds.

Great house, great location witj beautiful views.
Inside house great & very clean, outside needs some attention eg windows need webbing & cleaning, comfortable seating to watch the beautiful views. I would stay again.

Lovely quiet location, large clean home, good quality comfortable beds, lovely linen, true to listing and excellant contact with host. We enjoyed our stay. House needs the following attention. Most windows dont latch closed. No point having lockable doors when you can slide open the windows! Window screens need replacing. Laundry needs a tub. Gaps between windows and doors to walls need to be filled so air doesnt come in or bugs. Water in vanity closest to the living area needs looking at as it has limited flow. Verandah decking needs replacing its dangerous. Outside areas need cleaning up. Lots of rubbish and looks like a building site. Overall needs a good spruce up. It doesnt look like it is loved. Bedrooms without wardrobes needs a bench to place your suitcase and a hanging rack.

Property was beautiful, lovely place to stay However there was either mouse or cockroach poo under the kitchen sink and in the pantry. My friend also said one of the beds had stained sheets. Other then that great place to stay!
