History abounds here, where epic hikes, great restaurants, farm stands, and fresh mountain air await. Comfortable for couples, families, and friends alike.
The space
Entire 2.5 Bed / 2 Bath home on an accessible, low-traffic state road that goes through the Catskills Forest. You can see and hear cars, but we are in a 30 MPH small village so it never feels aggressive.
Our home has a rich history, as it was lifted and moved from its original spot in the early 1900s to make way for the nearby Rondout Reservoir which supplies New York City (and us) with delicious drinking water. It is a very old home and feels like a living antique. Much of Grahamsville was created during this transition, and today the small hamlet and surrounding area oozes with unique, mountain-town charm and breathtaking nature.

Self check-in entrance, you'll have the home to yourself. While we are in a hamlet, you'll definitely want a car to access the home and enjoy all that the surrounding area has to offer.

We are very pet-friendly and look forward to welcoming pet travelers. We ask that a maximum of 2 pets be brought along for the journey. Please alert us in advance if you will be traveling with pets. We don't discriminate against larger pets, but ask that you do your best to keep them calm inside the house. They are welcome to enjoy the grounds but please note that the property is not fenced in.

The House stays relatively cool with a crisp breeze. There is no A/C and we have never found that it is needed. There are fans for particularly hot days. The home is heated for when it is cold and you can control the thermostat setting for heat.

We have good service in the home and on the property with all major carrier providers. The roads in this area are very wild, with mountains, forests, and rivers, and so it is possible that you will lose service at moments. It's always good to plan where you're going in advance.

We very much live in raw nature, and so we ask that you stay mindful of the fact that wildlife may be near. Use caution at night when driving on roads, and please do not leave any trash outside. If you use the BBQ outside, please clean up before heading in for the night. You will mostly enjoy peaceful deer, birds, and aquatic animals which add a wonderfully natural element to the property.
It is possible for flies, moths, and mosquitos to infiltrate the home when doors open/close.
Ticks are common throughout New York State. It is always good to check yourselves and others after being outside hiking or walking through fields.
It is possible for a bear sighting (particularly if food is left out). Bears do not like humans and do not want to interact with them, so usually just being around will deter a bear from encroaching on your space. If you see a bear at any point in your stay, do not panic –– make your presence known by making loud noises and waving your arms. If you surprise a black bear, walk away slowly, while facing the bear. Do not turn your back and run. Never look a bear straight in the eye. Stay calm and slowly retreat, waving and shouting as loud as possible. We have never had an instance of bears interacting with guests, but just want to supply this information as a precaution.
