Our gorgeous home sits on the premier VIEW street of Granby Ranch, with views towards the Fraser River, the Ski Area at Granby Ranch and the Continental Divide. You will see Longs, Grays and James Peak as it is perched on the top of Pawnee in the exclusive neighborhood of Prospect Ridge at Granby Ranch. Enjoy Ski Granby Ranch with Skiing, Golfing, and summer festivals just mins down the street. Grand Lake, Lake Granby, and Rocky Mountain National Park are also just 20 minutes down the road!
Our home offers 5 bedrooms and 3.5 baths with 2 family rooms that have a fireplace in each.
On the main level you will find our kitchen, dining, main living area, half bath, office, and master bedroom with ensuite bath. This level also features an office with door for privacy and queen size murphy bed. Our upstairs level features our loft area game room with 2 full size bunk beds and a separate full bed, game table, and shuffleboard! Our lower level features a bedroom with 2 full size beds and ensuite bath, our huge bunk room with 1 queen, 1 full, 1 twin, and a sleeper sofa. We also have a king size bedroom, a family room, a large bathroom. Our brand-new hot tub is off of the lower-level family room on the deck.
All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker).
House Rules
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 5 vehicles total at our home. No on-street parking allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.
