This family home (sleeps 10 ) and would suit a single or two families for the perfect holiday stay. Built in 1936, this very bright and modern interior Sussex home with 3 French windows onto a large terrace, has 3 double bedrooms and 1 quadruple (Bunk bed), 2 bathrooms (both with shower, 1 with bath), downstairs toilet, 3 reception rooms and a boot room.
3 acres of large parkland garden (gardener included) with a heated swimming pool (29/30 degrees from May onwards) BBQ and plenty of outdoor games, including table tennis, badminton, croquet. Plenty of outside tables and chairs and loungers. Inside the house has a TV room with large flat screen TV & DVD. Full Wi-FI internet access is included.
The 'Pooh Sticks' bridge is a 5 minute walk away and the Ashdown Forest beyond.

Very enjoyabke week with 3 generations of family
We had a wonderful week with grandparents, parents and kids. A beautiful house with everything you could need. The kids spent all their time in the pool. The house was well appointed with comfy beds and all home comforts. Beautiful landscape views. Hosts were very accomodating and very reactive to any requests. We enjoyed walking to pooh bridge every day and visiting local pubs. Cannot recommend highly enough. We will be back. Beaut

Fabulous family break in Ashdown forest
The house sits in a stunning position. The garden is totally private, with fabulous mature trees and abundant wildlife (green woodpeckers on the lawn). The accommodation is perfectly set up for a group, having different ‘spaces’ in the living areas for sitting, eating, watching TV etc. Three large door/windows give panoramic views of the garden. The kitchen is fully equipped. The pool is lovely, being a saline base it’s much kinder on the eyes/skin and it’s beautifully warm. The house was spotless and the bedrooms were very comfortable. We took three generations and we all had a wonderful week. ‘Thank you’ to John and Louise for giving us long-lasting happy of our holiday in Ashdoen forest.

The most perfect stay!
We could not have had a more amazing time staying here! The house was gorgeous and welcoming, the garden was peaceful, and the pool was heaven! Hosts could not have been more friendly or welcoming and we already cannot wait to go back!

Perfection!
Thank you for a glorious stay. Our multigenerational family stayed at this house for a bucket list trip. From the moment of our first contact with John and Louise, it was an absolutely fantastic and magical experience. Everything in the listing and more is what this house was and we were even able to have a big family get together with our family from other parts of England and it was incredible. John and Louise responded to everything within minutes and made us feel so at home that we just can’t say enough about it. You will never be sad that you have rented this house, but you will be sad when you have to leave.

Beautiful house in stunning and idyllic location
Would highly recommend!!! Our visit was for a family of 6 (across 3 generations) and all adored a peaceful relaxing week at this incredible home. There was something for everyone, from learning about Winnie the Pooh to long strolls through the Ashdown forest. The pool was gorgeous, warm, a perfect size and a lovely little oasis for everyone. Some incredible local food providers and restaurants a short journey away. Hosts left us completely to our own devices but were always on hand should we need anything and were super friendly and accommodating. Would love to visit again!

Fabulous House and Garden
Lovely house,even better garden and fantastic pool. Well equipped,plenty of space and great views. Owners live on site: I wondered if that might be a problem, but they really do keep out of your way and yet are on hand to help with anything ...a friendly,helpful and interesting couple: I can't believe that they do everything themselves....makes me feel quite lazy. We were grandparents travelling with our son [working from home] and children of 5 and 7. We all had a great time & the children especially enjoyed the pool [heated and salt water chlorinated...so easy on the eyes and skin]. With pool and garden,walks to Pooh sticks bridge,and local attractions there was enough to keep the children occupied all week. thank you John and Louise: you are doing a great job! & forgot to say thanks for the welcome [and delicious] brownies Louise. A great place to celebrate a special birthday
Everything about The House was perfect for our visit. The living spaces internally and externally were just right for the whole family - all 10 of us! The heated swimming pool was a big hit with the children - they spent many hours every day enjoying themselves (under supervision). The beautifully furnished terrace got plenty of use from first thing in the morning until late evening - courtesy of the fire pit. The views are stunning and we never tired of looking out over the downs and Ashdown Forest. The extensive garden was a treat - the trees are fantastic but with enough open space for the kids to play all sorts of games whilst the adults could keep an eye on them from the terrace. Great kitchen (extremely well equipped) and dinIng spaces and lovely snug for watching TV - plenty of channels from which to choose. John and Louise were brilliant hosts - on hand when required but left us to enjoy their lovely property without interference. Would highly recommend.

Amazing holiday location!
From booking through to departure John and Louise were a pleasure to deal with. They were welcoming, friendly and extremely helpful, nothing was too much trouble. Their property was very clean and furnished to a high standard, exactly what we were looking for as a base for our family holiday 😊 We made full use of the brilliant swimming pool and one of the highlights for my 8 year old son was collecting the chickens’ eggs each day. The absolute dream
I cannot express how much my family and I loved staying in this house this past week. The house and gardens are BEAUTIFUL! Somehow even better than the pictures show. And the pool is unreal! Larger than I’d expected and so lovely and warm. This must be the first holiday I’ve had where the weather was mostly poor and it didn’t matter at all. Swimming in the rain? Why not? Waking early and watching the bunnies quietly playing in the garden was a personal favourite. If you can drag yourself away from the house, garden and pool, there are lovely local walks and plenty of places to visit just a short drive away eg Groombridge Place, Penshurst Place. A little further afield, but well worth the trip if you have young children, is Drusillas zoo park. John and Louise were perfect hosts- friendly, welcoming and always just a message away if needed. The house had everything and more than we could possibly need. Just perfect. I was truly living my countryside dream life. Thanks so much John and Louise!

Fantastic Family Break
Brilliant accommodation in a beautiful and relaxing location. John the owner was very welcoming and informative on our arrival and Louise very kindly provided her homemade brownies which our girls said tasted delicious. The house is really clean and extremely well equipped with everything you could possibly need to enjoy a great stay. We particularly enjoyed using the outdoor space which as a good choice of seating areas and is really lovely and also private. The pool and garden was perfect. Luckily we had great weather and took advantage of using the bbq, fire pit and outdoor games. My teenage girls loved playing archery. There are many walks in the local area via the Ashdown Forest and into Hartfield village. We recommend a visit to Nick the butchers for great quality meat. We also enjoyed cream tea in the courtyard at Pooh Corner and the food and garden at the Anchor was really good. The Red Thai curry was amazing. With regards to other eateries, we would recommend for takeaways both the Roochi Indian and Thai Time at Forest Row. Our favourite restaurant for quality food and friendliness was the Hatch Inn at Coleman’s Hatch. Would definitely recommend this stay. Which certainly provides something for everyone. My family are often difficult to please, but all four of us had a fabulous time. Thank you John & Louise.

Fabulous family retreat
We had a wonderful week at the fabulous property. It was beautifully presented with everything you could wish for. The owners were the perfect hosts, there to help if you needed anything at all. Wonderful property with fantastic facilities and stunning gardens and play space
We had a fabulous week in this property. The 3 acres of lawn and gardens are stunning with plenty of wildlife on offer. The terraces and numerous seating areas overlooking the grounds give the perfect entertainment space or place to relax. The swimming pool was always warm and provided great fun for all the family. The property itself is large with loads of space even for our group of 8 and large sliding doors everywhere to enjoy the views. John and Louise were very welcoming hosts who were on hand for anything we needed. An excellent stay and we would consider booking again.

Wonderful, top quality throughout, fabulous location, excellent hosts.
Property is ‘as new throughout’ with every conceivable appliance and utensils you may ever need. Decoration fit-out and furniture are in great condition and of a very high standard. All outdoor facilities totally perfect and the location is stunning. John and Louise are available if required but you wouldn’t know they are there as they remain discreet and unobtrusive at all times. Excellent.

Don't hesitate to book; this place is great!
We have just returned from a wonderful week in this beautiful property. There were 7 of us, with ages ranging from 17 to 81. The property was perfect for everyone, whatever their age. The rooms are large, airy and light, with clear Scandanavian influences in their design. The beds were all extremely comfortable, and the duvets and sheets were of excellent quality. There are many floor to ceiling windows/doors on the ground floor that give access to the terrace and the garden. The garden is beautifully kept. The garden furniture and BBQs (both gas and charcoal) were both of very good quality. We spent many happy hours simply sitting on the terrace reading or swimming in the pool, which was kept at a balmy temperature but not too hot! The house comes with lots of outdoor games, and all the equipment for these are well maintained. The neighbourhood is very quiet: this house is down a private road that consists only of houses with large gardens. Pooh bridge is a 5 minute walk away. There is lots to do within a 20 minute drive radius. I especially recommend Hever Castle, the Bluebell steam railway (with a museum at Sheffield Park). and Tunbridge Wells. There are also lots of great pubs in the immediate area. We had dinner at The Anchor in Hartfield and it was delicious with very large portions! The owners of this property, John and Louise Dryden, could not have been nicer. Their responses to all queries were prompt and informative, both before we arrived and during our stay. They are super friendly and charming, but were totally unobtrusive during our stay. Louise welcomed us with some of her fantastic brownies. She runs a baking business, and her brownies were so delicious we bought some to bring home with us. Overall, I recommend this property in the highest possible terms. You won't regret it! And we look forward to returning ourselves in the near future.

Beautiful location with all amenities
We stayed at Oaktree House for almost 2 weeks and had a fantastic time. Everything was thought of, both inside and outside the house. The kitchen includes all the appliances, utensils and crockery you could ask for. The garden is glorious and was in full-bloom, with a lush lawn and plenty of visiting wildlife. The pool was a great size, clean and well looked-after, and the temperature was ideal. We enjoyed playing the various lawn games, archery, table tennis, and the boardgames provided. John and Louise were excellent hosts and communication with them was very easy. We would love to come back again!

30th get away at Oak tree house.
This property is absolutely brilliant. We decided too stay here for my wife’s 30th and it was perfect. Stunningly beautiful, great facilities and everything sorted for arrival. Family & friend get away
The property was booked for 2 families to enjoy a get away in half term and very much delivered that. Upon booking we were contacted with information around local knowledge and items included such as towels etc. This added a lovely personal touch and also helped with planning. Upon arrival we were met and welcomed to the home and from this point nothing was too much, the level of interaction was perfect and the house and gardens were stunning. The combination of the pool and wildlife on the doorstep kept 5 children amused for a week. Would highly recommend this accommodation.

Best ever holiday home!
The house is amazing ! Beautifully Designed and furnished, with huge windows and glass doors looking out on amazing views , whatever the weather ! Lovely garden and fantastic heated pool. We did not want for anything and John and Louise could not do enough for us .

Magical stay at hundred acre wood
we had a perfect and relaxing time in oaktree villa, there was lots to do for everyone: beautiful large and super comfortable house, clean comfy beds with gems everywhere (kids loved the old tin tin books) , magical scenery from every window, beautiful garden and grounds , lovely deep, clean and warm pool - so worked anytime rain or shine. in rainy day lots to do inside with netflix , sky , wifi everywhere, and lots of board games, when weather good we enjoyed playing badminton , football & ping pong. for cooking lovers lovely kitchen with everything you can think of , bbq (gas and coal) outside , we didn’t have to buy or bring essentials like toilet paper, dishwasher tablets, coffee pods - everything there and in generosity . John and Louise where such lovely and welcoming hosts with lots of tips on where to go , all turned spot on. we couldn’t have asked for more . thanks so much !!!

FUN TIMES HAD BY ALL THE FAMILY!!!
My family and I spent a fabulous week at Oak Tree House, and would absolutely give it a 6 out of 5 for everything. Weather was great, which meant we could take full advantage of the amazing gardens, swimming pool, and outdoor areas. The property was immaculate, clean, well designed for a large family to enjoy themselves, and have both a relaxing and action packed holiday all in 1 week. Owners were extremely helpful leading up to the holiday answering questions, giving advice, and ensuring we could prepare for the holiday ahead. When we arrived they welcomed us and gave us a tour of the property, and even created a Whats App group should we have any questions during our stay (which was a lovely touch indeed). We had 4 boys and 3 girls with us all under the age of 14, and they absolutely had a great time in and out of the pool every day. Once thing I would say is the picture of the pool does not do it justice, as its actually bigger than it looks in the photo which was another pleasant surprise when we arrived, and all 9 of us could play water polo, inflatables racing, etc... all together. Great times, and thank you to John & Louise for everything you done for us (including the lovely brownies on arrival) :-) Hopefully come back and stay another time in the future! An excellent house in a beautiful spot
We booked this at fairly short notice as a treat “end of lockdown” trip with our family. We’re so glad we did. The house is so beautiful and in the most idyllic spot. It kept everyone from the 8 month old baby to the 60-something grandparents really happy. Would not hesitate to book again. Thank you also to Louise for the brownies. They were a really lovely touch and went down very well! Thank you Louise and John and we hope to see you again for another stay in the future.
