Stunning country house and garden in Holt on the North Norfolk coast

From the second you sweep into the private grounds of this idyllic Norfolk farmhouse, you know this isn't going to be your average seaside bolthole. Dating back to the 1700s and surrounded by 2 hectares of matured English country garden, this is a home for friends and families to pile in and start living the seaside dream in serious style!

From sun-drenched summer barbecues to snuggling up in front of the fire in the winter months, Broomhill House is a stunning coastal retreat for all seasons!

The Barn (Living Room):

This barn conversion has been immaculately styled with warm brick feature walls and midcentury artwork. A vintage modular leather sofa by designer Horst Bruning brings to life the seating area, where cocktails and conversation can be enjoyed around the log burning stove. A dining table and bench set by Scandi designers Tikimoon easily accommodates a large group and provides the perfect setting for feasting with family or friends!


Breakfast Room (Dining Room):

There is a beautiful south-facing breakfast room, with an original feature fireplace, enjoying peaceful views of the mature garden and surrounding flower beds, bursting with honeysuckle, lavender and dahlias in the summer months. With ample seating at a scandi-styled table with benches and luxurious seat covers, this is a prefect spot to enjoy a tasty breakfast before setting off for a coastal adventure!

The Den (Cinema Room):

Beyond the Breakfast Room is a cosy snug with South aspect and wood-burning stove. Luxurious deep-filled leather sofas and footstools create a comfy chill out area to relax in front of your favourite films! A wide screen television is equipped with all the streaming apps (Netflix, Prime, Disney, Now TV), and snuggly throws have been provided to really amp up the relaxation!

Kitchen:

On the north side of the house, leading off the breakfast room is the kitchen, fitted with a range of shaker style base and wall units with intergrated electric Bosch oven, hob and extractor fan. There is a dishwasher and large fridge freezer, as well as Dualit kettle and toaster combo, microwave and airfryer. The kitchen is perfectly positioned for both the inside dining areas as well as access to the patio for all those barbecue days!

To the west of the house the back hallway doubles up as a utility area with a door to the garden and terrace, and there is a separate ground floor WC leading from here. In this hallway you will find a washing machine and tumble dryer situated in the downstairs WC, to accommodate our longer staying guests.

Garden Room (Bedroom 1):

Our beautiful downstairs bedroom benefits from triple aspect garden views, so that you can enjoy watching the hares and pheasants pottering about from the comfort of your King-sized Simba mattress, with luxurious bedlinen, blankets and cushions. This room has a large antique chest of drawers for storage as well as a stylish clothes rail for those special outfits! This bedroom has French doors leading directly to the terrace to really make the most of the garden.

Mezzanine (Bedroom 5):

Taking the stairs to the galleried landing above, on your left is the upstairs area of the converted barn (once used for storing hay for the horses). This is a characterful space with luxurious deep-filled velvet sofa which doubles up as a comfortable and generous king sized bed. This room is often used as a breakout television or gaming room, and can also be used as a study as it features a pretty workstation and good internet connectivity.

Library (Landing):

There is a spacious landing with stunning Graham and Greene daybed, luxury velvet Graham and Greene mattress, soft throws and plump pillows - perfect for curling up with one of the many books in the bookcase! Please enjoy the books for the duration of your stay but do not remove them when you check out...they are our personal collection and we would miss them terribly!

Twin Bedroom (Bedroom 2):

This sunny bedroom benefits from beautiful garden views and stylish twin rattan cane beds, with high quality John Lewis mattresses. A wall of built in cupboards provides ample storage for your stay and blackout blinds help to encourage long lie ins (fingers crossed)!

Master Bedroom (Bedroom 3):

This tranquil space enjoys views of the climbing roses and mature flower beds, and has an extremely comfortable super king size bed with luxury deep filled mattress and super king sized pillows and bed throws. A wide screen TV is included with all the streaming channels as well as a beautiful midcentury styled rattan armchair with sheepskin cushion and velvet cushions.

Green Bedroom (Bedroom 4):

The final bedroom is elevated as part of the extension, with peaceful triple aspect garden views and blackout blinds. This room is extremely spacious and allows room for 2 full sized single zed beds and perfect for a family of four if required.

Bathrooms:

Upstairs there are 2 bathrooms of similar size, both spacious and bright with garden views, toilet, basin, showers and bidet. All towels are provided and we supply plant-based, well-being focussed products from Norfolk Natural Living, and if you love them as much as we do, you will be able to shop the whole range in nearby Holt where they have 3 'slow-luxury' home stores.

The Garden:

The garden at Broomhill House is absolutely the jewel in the crown of this luxury retreat. With huge sprawling lawns perfect for a kickaround, and sun-soaked terraces for barbecues, this garden is a little slice of Heaven in Holt! Situated in an Area of Outstanding Natural Beauty, as part of the dark skies agreement, many hours can be spent gazing up at a spectacular blanket of stars, whilst toasting marshmallows over the huge fire-pit! The stunning sunsets are testament to Norfolk's moniker of 'Big Sky Country', and truly hard to beat!

Friends get together
We absolutely loved the house and gardens. We wish we had booked longer to spend more time hanging out together there. Great for kids with the trampoline and large football pitch to run around on. Not far from the coast and lovely local villages + walks. Great to socialise in the evening in the different lounge areas and the hot tub was great!
