Our charming barn, expertly renovated in 1991 by renowned architect Frank Falino, has been transformed into a one-of-a-kind rustic home. Original Architect who designed the conversion had upstate NY winters in mind and double insulted the entire barn. It is a warm and cozy place, even on the coldest nights.
Gather in the spacious first-floor kitchen, equipped with a beautiful Vulcan stove and a selection of cookware, utensils, plates, flatware, and glasses provided for your convenience. The open kitchen layout allows for multiple people to prepare meals simultaneously, while the nearby dining area with farmhouse tables is perfect for shared meals. As a courtesy to future guests, please be sure to clean all kitchen equipment thoroughly before departure. Our Cristman Barn cleaning staff will not be responsible for cleaning dishes or pots during your stay. There are 2 full sized refrigerators for guest use.
Relax in the spacious living room, complete with a TV and comfortable seating to take in the picturesque views of the backyard and ponds. Mix some drinks and entertain friends and family at the bar with a built in sink.
Enjoy a second seating area with several couches and chairs and a 6 person table in front of a large board game cabinet. This area offers a comfortable place to relax and chat with your friends and family. The first floor also includes a half-bathroom for your convenience, as well as a washer/dryer room and a large closet for guests to store their coats. Whether you're looking to entertain or unwind, the living areas offer something for everyone.
Retreat to the second floor where you'll find 6 comfortable bedrooms, each offering a view to the first floor through the large open concept design. Five of the bedrooms feature cozy queen-size beds, while the sixth boasts a luxurious king-size bed. Each bedroom is equipped with its own full bathroom, ensuring privacy and comfort for all guests. Rest easy in one of the bedrooms in this warm and welcoming environment.
Elevate your stay by exploring the spacious third floor. The floor features a large open area for yoga or artist activities with a full bath. This floor features a bunk-style section with a variety of bunk beds, single and double beds, providing sleeping arrangements for larger groups or a family with kids. The 3rd floor features its own deck overlooking the property and its 3 ponds. If you have kids staying on 3rd floor, we have a foosball table for them, but it is a good idea to bring some other games and activities they can enjoy in the open area.
Step outside and immerse yourself in the natural beauty of our 35-acre property, featuring a deck with seating and tables perfect for outdoor dining and relaxation. The property boasts 3 spring-fed ponds, stocked with fish for the fishing enthusiasts and ideal for swimming, and plenty of room to hike and explore. Enjoy a good book, or watch others swim and play in the large backyard. A fire pit is available for use, but please note that firewood is not provided. Guests are welcome to bring their own Slip & Slides or sprinklers and use the on-site hose for added fun. To ensure the comfort of all guests, we kindly ask that you bring your own beach towels for water activities, and refrain from using the indoor bath towels.
The main driveway can fit around 10 cars, with a large parking lot for up to an additional 50 cars located 200 feet from the main driveway.

Host your next event at our beautiful barn property! We understand the importance of hosting a memorable event, and we are pleased to offer our property as the perfect setting.
We don’t not allow indoor events any more unless you have already booked an indoor event before June 1st 2024. No more will be allowed. Only events in the specialty created section of the property.
Our main requirement for hosting an event is to book from Thursday to Monday, giving you ample time to set up on Friday and clean up on Sunday. We want you to have the space feel like your own. Our cleaning staff will only be responsible for their normal operational cleaning routine. This is not a staffed venue, but rather a home we rent out that allows events, making it perfect for DIY events.
There is an additional fee to host an event at our property. This fee covers the additional general cleaning due to increased foot traffic, and the parking lot we have installed to handle event parking. Please note that our cleaning staff does not clean up after parties and it is expected for guests to leave the space in the same condition as it was when you arrived.
We have created a spot behind our largest pond and near the parking lot where a 40x100 tent can be erected (tent not provided). For larger events we recommend booking Wednesday as well as most rental companies set up their large tents on Wednesday.
It's important to note that a restroom trailer will need to be rented as our septic is not designed for large events, and the name of the rental company will be required. It is suggested to rent or bring a generator for outdoor tented events.
Please keep in mind that we do not organize tent and other party rentals and it is not included in our event fees. Our event fees are non-negotiable and cover everything necessary to host a successful event including parking lot, extra general cleaning due to much more foot traffic and all the other things we have discovered that comes with large events.

Our home is a historical building with authentic rustic details, such as 120 year old reclaimed beams, siding from original walls, and stones from the property's previous structures. These elements give it a cozy, rustic atmosphere. Please note that while the home is clean and comfortable, natural patina and signs of age on the materials may be present and add character, but it is not as comparable as a new construction home.
Please note that while our barn has been expertly renovated, it is still a 120+ year old building with unique characteristics. You may notice some squeaky spots on the 2nd and 3rd floor, and the open-concept design allows for sound to travel throughout the home. The 1st floor has an open layout, and the 2nd floor has a large opening that overlooks the first floor. These features are a part of the barn's charm and character and the spaces are designed to accommodate large groups, but it's worth to keep in mind if you're looking for a lot of privacy or very quite spaces -sound in the barn does travel and you will hear people moving around on the 2nd and 3rd floors. But still, we believe that our guests will appreciate the unique character and warmth of the barn.
Please be aware that our property features three ponds which attract a variety of wildlife, including geese. During certain times of the year, you may notice an increase in goose droppings on the lawn. While the geese can be fun to watch, it's important to understand that the barn is located in a rural setting and the presence of wildlife is a natural part of the property. We kindly ask that guests refrain from feeding the geese as it can disrupt their natural habits. Cristman Barn is their home as well, and we want to make sure that all the inhabitants are safe and comfortable.
WiFi is provided, but due to being located in a rural country setting, the internet is satellite. The connection is strong, however it will not be as fast as in a city. If you need to do work during your stay, we suggest using your own mobile hotspot. Most cell carriers in the area have a good signal.
Please do not move the furniture, take down the artwork, or our signs with rules or signs required by codes. If you need to move something, please make sure to return it to its original location before your departure. Failure to do so may result in additional charges.
