* Any damage to common amenities will incur a charge of a minimum of $150.

* CCTVs and 24/7 security monitoring are in place to ensure compliance from everyone.
* Amenities are not for commercial use.

MAIL & PACKAGE DELIVERY

We discourage direct delivery to the building/apartment. It is recommended to make use of a nearby pickup/drop-off location to guarantee receipt of your mail/package.

We are glad you are considering staying at our home. Our goal is for you to have a 5-star experience with us. We do however have a zero-tolerance policy for parties, smoking, or violent behaviors. All our units come equipped with noise sensors. While we do not anticipate the need, following multiple warnings, we will utilize local law enforcement to ensure compliance. Should removal be required, it will be done at the guest's expense.

Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time.

Smoking - Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is STRICTLY prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment.

Parties and Events - Parties and events are STRICTLY prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. Noise detection monitors are present.

**Local Guests MUST let us know at the time of booking if additional visitors will arrive during the stay or reservation will be canceled. No exceptions, no refunds**

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens FOB Keys, or other items will be charged at direct replacement cost plus a fine of up to $250.00.

Unauthorized Animal/Pet Fee: $250.00

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage and are not included in the damage protection policy. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.

Grand Park stay for two
Minimalist for sure, this apt worked for a baseball trip weekend for two. Expect empty cupboards, sparse furniture, nearly no decorations, but it's exactly as described in the listing. Used our own air mattress. Pans and utensils to cook breakfast and simple meals. While I'd consider staying here again, but it'd be as a backup plan. It worked. But I decorated a college apartment better than this - wouldn't take a lot to make it more inviting.

Great location, clean unit, a little too minimalistic, needs a couch, loveseat and a couple of cheap plastic outdoor chairs on the balcony to make this place more comfortable.

My daughter and i stayed to be near after the birth of my granddaughter. We loved the area and the security of the building. We had plenty of space. I appreciated the cleanliness and the sunken tub.

Good place for our needs
We were disappointed when we first arrived and discovered the entry code we were given did not work and the host did not answer the phone! However, they did respond quickly to a message and gave us a working code. The place is clean with most everything we needed for our stay. A dresser in the bedroom would be nice. There were a few light bulbs burned out and no spares to be found.
