GROUND FLOOR
Access door leading into an inner hall.
Study with desk and seating space.
Boot room/utility room off the main access hallway has plenty of space to accommodate outdoor gear and dogs. A washing machine and separate dryer are provided. Ovehead pulley for drying outdoor gear, small belfast sink, bench seating.
Sitting room with two large double sofas, snuggler armchair, wood burning stove with logs supplied. Technology includes a flat screen TV and Blu-ray DVD player. Selection of books and games. Occasional table with seating for four for informal dining or games.
Inner hall with separate access to open grounds and garden.
Cloakroom with WC and basin.
Kitchen with granite work surfaces. Breakfast bar area with two bar stools. Electric oven and grill, ceramic hob, large integrated fridge/freezer, integrated dishwasher, microwave, Dolce Gusto Nespresso coffee maker.
The dining room sits directly off the kitchen. Seating for eight, wine fridge, hot plate, Yamaha electric piano.
FIRST FLOOR
Accessed from the inner hall are stairs with handrail leading to the first floor.
Family bathroom with roll-top bath and handheld shower, heated towel rail, basin and WC.
Three further steps lead to an upper hallway:
Bedroom one with 6’ super king bed, large cupboard with storage and hanging space, chest of drawers, console/dressing table. Garden views.
En-suite with large shower unit with rainforest head, heated towel rail, basin and WC.
Bedroom two with 3’ twin beds with side tables, large cupboard with hanging space. Overlooking the courtyard.
Bedroom three with 3’ twin beds, chest of drawers, large cupboard with shelves and hanging space. Overlooking the courtyard.
Bedroom four with 6’ super king bed, side tables, dressing table, chest of drawers, large cupboard with shelves and hanging space. Garden views.
En-suite with roll top bath and shower over with rainforest head, heated towel rail, basin and WC.
OUTSIDE
Monteviot Stables West sits within the grounds of Monteviot House and Gardens and is surrounded by a large open lawned garden that is not overlooked.
Garden furniture with seating for eight is provided along with a barbecue - seasonal only. Please note that the garden is not enclosed. This leads onto a network of woodland trails leading down to the stunning gardens of Monteviot which guests have complimentary access to.
A walk of apprximately half-a-mile through the woodlands will take guests to Harestanes Visitor Centre which has an outdoor playground, cafe, and a number of workshops showcasing the work of independent producers. Please check seasonal opening times.
PARKING
There is private parking for 3-4 cars in the courtyard which sits to the rear of the property.
ELECTRIC VEHICLE CHARGING
For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.
BABIES & CHILDREN
A travel cot and highchair are available on request.
DOGS
Two dogs are permitted but they must be kept to the large boot room/utility room when wet and dirty, and thereafter to the ground floor uncarpeted areas of the property only. Please note that the garden is not fully enclosed and dogs are not permitted in the formal gardens of Monteviot House.
GUEST AMENITIES
Bed linen, bath sheets and hand towels are provided along with guest toiletries. Pillows and duvets are hypoallergenic. A hairdryer is supplied in each of the four bedrooms.
WI-FI & MOBILE COVERAGE
Wi-Fi is available but due to the nature of this rural area, the signal can be slow and intermittent. Mobile coverage is good to reasonable depending on the network.
HEATING
There is heating throughout, with a large wood burning stove in the sitting room with logs provided.
GUEST PRIVACY
Please note that Monteviot gardens are open to the public from 1st April - 31st October. In the courtyard area to the rear of the property, there is one occupied cottage with the remainder of the buildings storage and outbuildings.
FISHING ON SITE
Fishing is available on the Monteviot beat on the River Teviot, subject to availability.
