Room felt a bit dated / worn but perfectly usable. 2nd floor was a little noisy (from street level) but the coin laundry on the floor was a plus. Easy walking distance to Nishiki and shopping, nearby shrine and delightful riverside area. Short subway ride from the regional train or Kyoto station (taxi also relatively inexpensive).

The rooms are large for Japanese hotels. When I requested a quiet room, it was changed immediately. Loved the bar for informal dinners. Close to bus and subway. Good shopping within easy walk. Friendly staff. Excellent French bakery next door.

The staff and cleanliness of the property was great. The rooms are small. We stayed in a 3 bed room and it was pretty tight. The laundry facilities could be improved by adding more and installing better dryers.

Royal Park Hotel Kyoto Sanjo is a gem in it's area. It feels like it was out of place, but in a good way. The hotel feels like a 4- or 5-star hotel. The room is spacious and comes with a lot of amenities in case you forgot something. Hotel is quiet. You can barely hear anyone else. Area is superb. Close to the night market, to a train station, and close to a lot of dining options. Location is walkable. I would choose this hotel again and recommend it to everyone.

We had an excellent 6 night stay at the Royal Park. Our room was spacious, quiet and had a Japanese bathroom with separate shower and bath. Staff were helpful and polite. The bakery below the hotel was excellent for snacks and breakfasts. Location is fantastic - at the centre of the action and easy access to transport. Will happily return.

Love this hotel and service! They also assist with luggage transfers to your next hotel which was super convenient instead of going to Yamato (with a charge).
