Flint Barn has taken us 2 years to convert into an award nominated 'old meets new' magical, modern living space. Originally built of brick and flint, the green oak and floor to ceiling glass extension combines the old and new and provides stunning views of the South Downs. Architects Red Square Design combined with local craftsmen, using naturally resourced materials have created a tranquil yet interesting living space. Downstairs you will find locally fired Sussex clay tiles, underfloor heated by air source heating and solar. A full height, green oak living space creates a central living area with sofas, reading chairs, and a Morso glass fronted log burning stove. Combined with it’s new roof, fully insulated walls and floors, this is a truely cosy space but with amazing natural light and stunning views.
Open plan to the living area is a new fully fitted Kitchen and dinning space. A cosy TV snug adjacent allows family members to break away for quiet reading or a DVD.
We designed the Barn to be disabled friendly, so a downstairs twin bedroom is easily accessible to an ensuite bathroom with walk in (or wheelchair) shower and is easily accessible from the kitchen and living space. This downstairs bedroom can also be used as a day room with a large picture window looking directly onto the South Downs and the landmark of ‘Black Cap’.
Upstairs we have the master bedroom with a gallery window overlooking the living space, a bathroom (bath) and a spacious twin room in the eaves. We can add an extra bed to sleep 6 on request.
The interior designer has thought of details such as reading lights by beds and sofas, maximum views from all rooms, sumptuous curtains and a relaxed country feel.

The Barn is not only located in the South Downs National Park but in an AONB and ASSI. 20 min on foot directly to the South Downs Way, 3 miles to Lewes and 6 miles to Glyndebourne opera house and Charleston. We are also adjacent (200m) to the historic Warningore Wood, famous for its wild birds and butterflies. Alternatively Brighton is a 20 minute drive over the Ditchling Beacon or quieter beaches can be found close to Firle, Cuckmere Haven or Eastbourne.
Lewes market on a Friday and Saturday is a treat of local produce and craftsmen, the local Lewes cinema The Depot, provides a cosy but modern venue for supper and the latest films, The Jolly Sportsman is a mile up the road or The Bull in Ditchling with its newly refurbished restaurant are all easily on hand.
We live adjacent, but very separate to the Barn, divided by a flint wall and garden. As a garden designer and lover of hens, Spaniels, wild animals as well as a beekeeper, we hope you will find Warningore an interesting and tranquil place to be. The main garden open for visitors on request, however, there is outdoor space between the pond and the vegetable garden to sit and enjoy the sunset.
