This is a small, but not very boutique-y hotel, on a busy, but not very fancy street. I'd describe it as a decent two-star hotel, or a limited three-star hotel. My room was small-ish, with a narrow wardrobe instead of a closet, a wall AC, a somewhat dingy rug, and limited window light. But it was clean and reasonably well-appointed, and the bed and linens were comfortable and not cheap-feeling. The desk felt understaffed; but the staff members were pleasant and helpful. Self-serve garage parking was nice, but the lot was full at 11pm. Google streetview will give you a sense of the neighborhood -- basic LA strip malls and low-rise apartment block. All in all, this property is nothing to avoid, but nothing to write home about, either. A Day's Inn, but without the franchise chain vibe (for better or worse).
