View of the beach! Near the Cliff Walk. Parking very close and free. Fantastic welcome cookies and drinks. Breakfast area and outside tables very nice. Beds great. Did not like: walls were very thin - could hear people talking in the next room and in the hallway.

Our room was in the historical building. Our room was on the second floor and faced the ocean. It was a lovely room with comfortable beds. The room was spacious for our family of four and the small table and chairs were convenient to relax, look our the window and have a snack. The bathroom was very clean. The only issue was a lack of a shelf in the shower to store the toiletries we brought with us. The Newport Beach Hotel & Suites' staff were all friendly. The fresh, warm cookies at check-in were an unexpected, but pleasant surprise. The grab and go breakfast was just that; quick and simple. Coffee is available 24/7 so that was nice as we arrived later than expected. Also, tea and hot chocolate and water and Halloween themed lemonade were available. In the morning, we grabbed some breakfast and headed across the street to the beach to walk in the morning sun. Parents enjoyed a decent cup of coffee and the kids nibbled on fruit and cups of cereal. We will definitely stay at the Newport Beach Hotel & Suites again.

Lovely location by the sea! Although the building and bedroom feels like it needs an update it was spacious and clean. There was hardly anything available for breakfast but the staff were very friendly and helpful so we enjoyed our stay.

Pros: The beds amd pillow were very comfortable. The hotel is in a great setting and close to the cliff walk. Flo's os next door and has GREAT FOOD! Don't go to Tickets it is terrible even though the front desk will suggest it. Cons: The hotel was VERY EXPENSIVE ($671) for 1 night. We booked it for the location, the historic building and absolutely the gorgeous rooftop hot tub and fireplace. We walked almost 10 miles the day we arrived and were looking forward to relaxing in the hotel amenities. We were there on a Friday night and at 7pm when we went up to the hot tub we discovered it was almost cold. Certainly too cold to get in. The indoor hot tub was ice cold and the bathroom off the pool area was out of toilet paper and dirty. We immediately alerted the front desk and went to relax in our room instead, NOT what we planned. We could have done that for a fraction of the price in many other hotels. The next morning we went to the hot tub again and found everything in the same condition. We braved the roof top tub for a bit but eventually got too cold. We again informed the desk about the facilities and bathroom condition. Ultimately they agreed to take 25% off our bill but we have to call Expedia to het it since we booked with hotels.com. who know of that will even work. The continental breakfast was as generic and basic as you can possibly imagine.

The staff was excellent. Loved the chocolate chip cookies. sadly when the ads touted a bar and onsite restaurant both were closed. Additionally only a continental breakfast. At those prices a full meal should have been available- Gary Salzyn, Blue Ridge Ga.

Our room was very nice and clean Location of the room very nice It was see view so it was very nice Kristin was in front desk and checked us in And gave us this beautiful sea view room She was very nice Most of the staff doesn’t speak English Which is very disappointing About this property,hallways were very narrow and ugly Elevator was jurking and jolting Couldn’t see where it was located This property needs maintenance to upkeep the carpet is dirty Location was ok but 8 miles away from the downtown Not enogh restaurants around to eat in the evening also no mini mart or food shopping places around this property
