Arrived after 11 pm to the most unwelcoming front desk person we have ever encountered after trying to figure out which building we were staying in. There was an app they wanted us to use that might have helped, but the download link didn't work on their website. The hallways had dirty old carpets with a musty/moldy smell. Thankfully the room was better, even if it was starting to show it's age, especially in the bathroom with things like rusty hinges, a worn door, missing drain cover in the sink and a loose faucet. After an otherwise quiet night, we were woken up the following morning by hammering. I don't think we will ever be returning or recommending them to anyone else.

I was very happy with this property for a weekend with my bestie. Very clean, easy parking, great restaurant across the street, deli next door for a quick bite to bring to the beach, Flo's Clam Shack on the other side, and a liquor store around the corner. Cumberland Farms is also a quick walk away. The hightlights: 1) the beach is directly across the street!! It was perfect! 2) the sun patio on the 2nd floor just above the pool in building 1 was the perfect spot for morning coffee and a nightcap. We just wish it was ooen a bit later, 10pm seems too early to us. Overall it was a perfect spot to catch up with a friend and let the ocean heal the soul. We plan to come back! Next time we hope to stay longer.

Amazing spot for families. Love the two king beds with mini fridge in the room and beautiful view of the pond. It’s an easy walk to 1st beach, Flo’s, Clementine’s, cliff walk, etc. Parking is easy and plentiful. It’s a bit run down and the cleaning wasn’t consistently great, but overall an amazing spot for adults with kids.

Great location. Just cross the street to get to the beach and right down the road from cliff walk trail along Newport Mansions. Rooms were clean as was the facility, but they seemed dated. Furniture, TV, and even fixtures are much older than in a typical hotel. Parking also seemed to be trouble at night. A lot of people seemed to be “saving” their spots with traffic cones which I did not enjoy seeing but thankfully did not have to deal with. But we still enjoyed very much. Would stay again if in the area

The room itself was great for our family of 4, with two separate rooms each having a true king sized bed. The property was old, but in decent condition, and was acceptably clean. EV charging is always important for us, and those provided functioned well.

Overpriced & Subpar Accommodations
I booked this room 4 months in advance through Hotels.com. Two night minimum requirement at $600 per night. Price gouging when I saw the rate upon check in was $279 a night. Entering the hotel lobby, we did not receive a warm welcome, a hello or a smile from the front desk staff upon checking in. Our room was on the first floor, directly around the corner from the front desk and next to the elevator. Noise factor, no privacy in the room which directly overlooked the parking lot and the adjacent indoor pool with full glass walls. The see through blind covering the window of the room was inadequate. Not ok. I requested a room change and contacted hotels.com help line. Hotels.com said they didn't have any rooms available because all their rooms were booked, as Hotels.com buys in bulk. The front desk staff said they had rooms available and found us another room on the third floor. We proceeded up to the 3rd floor to our room, but could not open the door. Back down to the lobby, a staff member came up to try and open the door. No luck. Back down stairs again they realized we were not given the correct room number they had written on the sleeve. 4th time up to the "new" room was adjacent to the elevator AND across from a room that either housed a generator or some other mechanical machinery that was excessively loud and went off every few minutes. We were told when we switched rooms, it would be an additional fee to "upgrade". NOT. Fee was removed. I will not use Hotels.com again.
