Close to waterfront.
This is a great place. The women who welcome you, clean your room, and make breakfast for you, are incredible! The room looked updated. The bed was comfortable. Breakfast was excellent every morning. The view deck was a great place to have a glass of wine and relax! So many food choices in Newport! Outlook Inn is walkable to the waterfront. Our room smelled of air freshener, when I asked to not have that in my room they were very accommodating! The Inn is on a busy street and you can hear that noise (we had a front room so unsure if other rooms are the same). We also could hear the couple above us. We still enjoyed our stay!

The Outlook Inn is an amazing stay in Newport. The room was exceptional, the service amazing, and the breakfasts were delicious. Perfect location and look forward to staying here again.

Highly recommend The Outlook Inn
Great inn. Great Location near the waterfront. Very helpful and friendly innkeepers. Free parking off site, but fine. Easy unloading and reloading of luggage at the inn. Great breakfasts.

Serena, Ashley and the rest of the staff really went out of their way to make our stay fantastic. The Outlook is beautifully decorated and comfortable, and the location is ideal for walking around Newport’s wharf section. The daily breakfast was also delicious and the third floor deck provided sweeping views of the harbor. I highly recommend the Outlook Inn for anyone desiring a beautiful and relaxing visit to Newport.

Perfect location in Newport
Perfect location walkable to wharf, restaurants, and shopping. Lovely room and large enough for a couple. The inn keeper was delightful- she and her team prepared fabulous breakfast and served on a beautiful third floor terrace overlooking the water!

The Outlook Couldn’t Be Better
It’s no wonder that so many reviews for The Outlook Inn mention the host, Serena. She was so helpful and welcomed us with a huge smile. The Outlook Inn was the perfect location for our stay, on beautiful Spring Street, a short walk to Thames Street’s restaurants and shops but on a quiet street for a comfortable nights sleep. Our room was on the top floor and was very spacious, beautifully decorated and had the most amazing shower room. The toiletries were generous and smelt lovely. The outdoor deck & balcony had beautiful views over the harbour and was a great viewpoint for the sunset. Breakfast was incredible, fresh cooked every morning by Claudia. Perfect eggs and amazing cinnamon French toast. All day tea & coffee was available including take out cups and treats. This property is beautiful, very clean and well presented. Thank you Serena and your team, we loved The Outlook. Michael & Julie

This is one of the best places we’ve stayed at. It was adorable, close to shops on Thames and a ton of restaurants. The rooms are very clean and updated. We stayed in room 6. It had a very comfortable queen bed, TV, and a nice en suite bathroom with beautiful shower. Each room has its own key code to get into the room so we were able to get in even before we found the Inn Keeper, Serena. She was so incredibly kind and helpful! They have a beautiful kitchen area with waters, coffee and teas for you. In the morning you get a complimentary breakfast. My favorite part was when I told her I was GF and she asked if I wanted a GF English muffin instead! I heard they also had vegetarian options as well. There is a rooftop patio that you can eat on or just hangout on and take some pictures of the incredible views. We could not have been happier with our stay. The only thing of note, that is clearly outlined prior to your visit (I say this because someone in another review was complaining about this), is there is no onsite parking except for a small driveway to unload your stuff and some one hour parking on the street. However they provide you with a parking pass for the Long Wharf Mall that is within .3 miles walking distance. We didn’t mind this at all. Just grateful for free parking in Newport. I would also note that the Inn isn’t handicap accessible if that’s what you need. Otherwise this is one of the best options in Newport for your stay!

I cannot comment about the property because we left before checking in. During the booking of the b&b, we were told that there was parking "nearby". Upon arrival, the area was crowded and we could not find a spot anywhere to check in. The "driveway" next to the inn could accommodate a Mini Cooper, but not our 4Runner. When I called the Outlook staff, I was told that there was parking a half a mile away at a mall, but they would not give us a parking pass until it was time to check in. We would have had to drive around for 3 more hours, so we left and went home. The booking agent should have been clear that there was not parking near the Outlook Inn. 1\2 mile is not "nearby".

Outlook Inn exceeded my expectations. It was a beautifully remodeled inn on a quiet but convenient street. The room and bathroom were spacious and comfortable. The breakfasts were delicious and were different each day. It was wonderful to start each day with breakfast on the deck overlooking the harbor. I would happily stay at the Outlook Inn the next time I visit Newport.
