Room is beautiful with magnificent view. However, Reception staff is not helpful or even welcoming. Requested him to switch on the air conditioning in the lounge when we wanted to eat our dinner there with friends staying in different rooms. He agreed but did not appear at all. No smile or greeting when met him at the Reception the next morning. The cleaning staff was much more courteous and cheerful. It’s a shame for such a beautiful hotel to have such a bad service staff.
The lake view is wonderful from the hotel. The room is large, design is very good especially the bathroom. The hugeflower field is near by the window. If I go to this area, I will choose to stay at this hotel again.

Very fresh, clean and modern Hotel. 3-4 minutes drive distance to the silo Observatory. Onsite free parking. Great place to stay for road trip traveler.
Very clean, roomy, amenities, hospitality, with nice Toya lake view….stayed there for 4 days and couldn’t believe we found this hotel at this room rate.
Only thing didn’t like about this hotel was “no elevator “
For young people it will be no problem, but for elders and handicapped people, it’s not easy to go upstairs with luggage.

Hotel Cocoa is newly renovated and comfortable. It is a small hotel situated on a hilltop, so if one is not driving, then it's rather far from Toyoka town and the only eatery is a cafe 10 mins walk away. However, the view of Lake Toya is breathless and the rooms are spacious and comfortable. On site parking is free
The property, the location, the room size and usage and quiteness were awesome. No near food places, but in future will plan accordingly. Definitely a must stay!
Great view, large clean room, helpful and courteous staff. Quiet location, on shore opposite the the Toyako-Onsen town, less than 15 minutes' drive away. Also a few minutes' drive away from two "observatories" with more great views of the lake and from beaches on the lake. May not be as practical if you do not have a car. In the bathroom there is a large tub with a view of the lake. Parking is in a covered with garage door on the ground floor, rooms are above. No elevators, but there is only one flight of stairs to the rooms. Happy to have booked and stayed here. No WiFi, so you will have to use your cellular data plan.
The staff was very friendly although English was not that good. The room was clean and spacious. The bathtub was very good! I opted for half board. The food was very good. Only bad thing was the main heater was spoiled. I was given another potable heater, but it was not strong enough to keep the room warm. Overall, as the location is not that good, I recommend this hotel if you have a car

Location great for good view of Lake Toya; nice spa in room; reception was ok; lack of elevator not so good if you've got a heavy suitcase; general decor a bit minimalist
This might be useful to those planning to stay here without a car.
We arrived by train at Toya station and walked to the 7-11 to stock up food for our 5-night stay. We took a taxi from Toya station to the hotel (around 3,500 yen). The hotel is pretty isolated (except for the lovely Lake hill farm, which offers space outdoors and nice food). We walked around every day, but there are no trail, just roads, so that's not great. Still, we enjoyed strolling around the empty small roads along the fields. We also walked to Toyako (the village) but it takes about 2h and it's uphill coming back, on a trafficked road.
The hotel is lovely. Cleaning is not very thorough but if you leave the room very tidy they'll clean pretty much everything. Very helpful staff: only some speak English but it was good anyway. We didn't try room service due to others saying it was not great.
