the building is a quirky turn of the century building with rooms on 3 floors up challenging stairs. All rooms are different, and we were given the top floor with a deck looking at the ocean, which was nice. But it was a very small room with king bed with metal poles in front of the wall-mounted TV. There was very little room around the bed for luggage but very comfortable bed and linens. Teeny closet but handy coat rack. Very nicely appointed bath - very pretty tiles and countertop. Door to the deck had a window with only sheers so streetlight shone in all night, then daylight. Only coffee was at the coffee bar in lobby. No on-site mgmt available, but very responsive at their sister hotel in next town. Only key options for front and room doors are with a smart phone app which worked fine once our room was loaded. But not friendly without a smart phone. Location was wonderful in Oak Bluffs - shops and restaurants within a block, plus beach view. Limited parking - we were off season so no problem, but not sure how this works in main season. Overall, we loved the experience!
