Summary:
Direct Ocean Front 3 bedroom 3 bath home on one of the narrow portions of Ocean City for you to Relax. This unit rests in the center of a 15 row single family home development, within the "quite beach" of Ocean City. This is not a party house, and late night noise will not be tolerated. Come enjoy the convenience of ocean front life even if it is only for a few days, rest assured that no time will be missed as you can see the sun rise from the front deck, and the sun set from the rooftop deck. Has a total of 6 beds(king and 5 twins). New living room furniture in 2023. Upstairs bathroom remodeled in 2024 as well as new blind in the upstairs oceanfront bedroom.

Guest acknowledges and understands that each and every guest or
guardian is solely responsible for any property damage, accident, injury or loss
sustained to any person while in residence and neither the Agent nor the owner
accepts legal or financial responsibility. Guests and guardians assume all risk of
injury or other loss resulting from a recreational activity and will hold the Agent
and Owner harmless with respect hereto. Guests hereby agrees to indemnify
and hold Kotwica Property Management, employees, officers and/or the property owner
harmless from any claim, including those of third parties, arising out of or in any way a
result of the guests use of the premises or items therein.
Agent cannot be held responsible for: The failing of any other company due to
said company’s error or service interruption (i.e. electricity, water, gas, satellite,
cable etc). Acts of neighbors such as: Construction, road repair, and
maintenance or act of god (weather). However, Agents agree to do all that is
humanly possible to remedy any issue as quickly as possible. Agents reserve
the right to enter property at any time to investigate disturbances, check
occupancy(if there is any indication that more people staying at the property than stated
on the reservation), check damages, make repairs, alterations and improvements.
Adequate notice will be given to the guest in such instances, unless emergency
situation arises.
Every guest under the age of 21 in addition to completing and signing this form
with Photo ID attached must have their parent/legal guardian do the same.
Absolutely no parties/group gatherings are allowed on the property.
• Towels are for in house use only, and are not permitted for beach use.
• Any and all missing or damaged towels/linens will have a charge of $35 each.
• NO UNSUPERVISED children under 12 are permitted in the front deck area
• NO UNDERAGE DRINKING IS PERMITTED ON THE PROPERTY AND IS
GROUNDS FOR IMMEDIATE EVICTION.
• Emergency Service calls or disturbance calls to the property involving police
and/or fire department that result in fines, arrest, or citations will be handled at
the discretion if the property manager, and can include but not limited to
immediate eviction

So much damage to this place Vbro should not even list it. Parts of the property unusable for safety concerns. Over 1000 a night and all owner says is sorry. Renters beware the reviews are correct. Not up to VRBO quality

Can't say the pics weren't accurate but a closer look and things were shabby, falling apart, out of date. Felt like a house for a college kids vacation...not for a family and certainly not for the price. Most everything needs to be updated.

Awesome location right on the beach. Had my morning coffee overlooking the ocean. Walk out the door right on to the beach. The owner is apparently razing this property and building new. Hope it's a VRBO when he's done!

Very dated.
The property is very dated. The verticals blinds hanging in the upstairs bedroom and the living room were falling off their rods and not able to be put back up as they are very old and the glue is dried out. Deck was over crowded w a broken chaise lounge and very old/worn white plastic chairs. Umbrella stand was rusted and unusable. Broken deck boxes littered the lower deck as well as more old furniture and garden decorations. The rooftop deck is in extreme disrepair and should not be used as it seems unsafe. This was even commented on by the neighbors. The king size mattress looks to be from the 1980’s and is very worn. The rest of the beds in the house are no more than glorified cots. There was one area rug in the upstairs bathroom and in the laundry area. Not another in the entire house. Makes for very sand filled floors. The property sleeps 9-10 people but only 4 towels and 2 hand towels were left for the “1 towel per person” There was one 3 drawer dresser In the bottom bedroom. No more in the house. So we lived out of suitcases all week. There were very few decorations in the house and many holes left in all the walls from old decor. The kitchen was lacking in basic utensils. Only 4 forks so we went and bought plastic ware to use for the week. One set of pots was fine except the Teflon was peeling off the largest pot. It is evident that this property was recently purchased and furnished to the bare minimum so they could get it rented out.
