This is a "whole house" listing. You and the other guests on your reservation will be the only people occupying the property during your stay. Our Beach House has 2400 square feet of living space. What sets us apart, besides the great ocean and beach views, is the GAME ROOM (see description below). It provides something to do TOGETHER late at night, or on even the rainiest, stormy days. (There are also board games, cards, movies, etc. in the great room upstairs.)
The View: The 160 degree sparkling ocean and beach views can be seen from the living room and dining areas. There is also a view of the ocean and beach from the kitchen window and from the 2 bedrooms downstairs.
Main floor: Is upstairs and boasts a "great room" with gas fireplace, dining, reclining couches, smart TV, a good sized kitchen with brand new GE Adora appliances, gas grill on the deck, and a powder room. Out the sliding glass door is a huge wrap around deck and the propane grill. Also on that floor is the master bedroom with King bed, Smart TV, and its private bathroom with travertine tile.
(There is a set of about 12 stairs, with a large landing between them, from the first floor up to the main floor.)
First Floor: On the first floor is the front door entry (stairs lead from the driveway to the front door), the laundry room (with new washer and dryer), a bedroom with 1 queen bed and smart TV, a bedroom with bunkbed (2 twins) and queen bed, and a full bathroom in the hallway. Each of these bedrooms has sliding glass doors opening on to the large lower deck, where ocean and beach views can be enjoyed.
There are also 2 deluxe twin, memory foam, foldout cots for use. They are in the closet by the front door but can be placed anywhere in the house.
The Game Room: Downstairs is the game room with pool table, shuffle board, air hockey, Foosball, dart board, a big smart TV, and a full size fold down futon for relaxing or sleeping. (bed linens provided in tub under the shuffleboard table). The house does not have cable tv.
Back Yard: The huge back yard is fully fenced in with a 6' privacy fence, a complex children's swingset and fort, and 2 picnic tables.
There is an EV car charger on the wall of the house near the parking area. Charging is free.
HOW TO GET TO THE BEACH:
Most people prefer to drive onto the beach at the Analyde Gap Rd. entrance. But there is also a nice walk to the walk-on beach entrance in Pacific Beach itself.
To drive to beach:
The 2 minute drive to the beach is 7 tenths of a mile.
Exit the driveway and turn right onto 1st St. N.
Travel ½ mile and turn left onto Homer St.
Travel 295 feet and turn right onto Analyde Gap Rd.
The beach entrance is in 2 tenths of a mile. Drive onto the beach to the right (driving to the left is off limits except in winter) and drive or park anywhere.
To walk to beach:
Exit the driveway and turn left onto 1st St. N. There is a paved sidewalk to follow.
Walk down the hill toward town.
Where 1st St. N. becomes Main St. you will (almost immediately) turn right onto 1st St. South.
Take 1st St. South for about 2 blocks then turn right onto Sheahan trail. Follow the short trail to the beach.
GUEST ACCESS AT THE HOUSE
The person who booked the property must be present during the length of the stay. No outside guests or visitors are permitted. Only those booked may access the property.
Guests on the reservation may access the entire house, with the exception of the locked closet in the game room.
Smoking is permitted outdoors. Absolutely no smoking or vaping of any kind permitted in the house or gameroom.
There are 2 outdoor security cameras that record 24/7, one on the side of the house and one on the front of the house, both directed at the driveway- no audio.
Interaction with guests:
We won't be on location during your stay but we are just a message, text or phone call away. The hospitality staff does live locally and can be called on to lend assistance when needed.
Other information:
Quiet time is 10pm to 8am.
Your rate is calculated based on your dates and number of guests. It is always a good idea to enter your accurate number of guests when searching. The base rate covers the first 10 guests. After that there is an additional $20 per guest per night, which is all included in the charges you see during the booking process.
Guests supply their own beach towels.
Maximum length of stay is 7 days. Please contact the host to request a longer stay.
Up to 2 dogs are welcome, with a $50 total fee. No cats or other species of pets/animals.

RENTAL AGREEMENT:
There are interior stairs and a fireplace in the living room. Parents should be diligent with their children and infants.
- This is a non smoking property. No smoking or vaping of any kind is permitted in the house or gameroom. Evidence of cigarette smoke-$200 charge.
- Up to 2 dogs allowed, with a $50 total fee. No other species of animal/pet permitted.
- Quiet time from 10pm to 8am.Please respect the neighbors property and privacy.
- There are 2 outdoor security video cameras on the property, facing toward the driveway. There are no other cameras, interior or exterior, on the property.
- Neighbors: Tenant agrees to respect the rights and privacy requirements of our neighbors. No loud music or parties are allowed on these premises. The use of fireworks are strictly prohibited on premises. Be considerate with cars and noise coming and going at early or late hours. If you are disruptive of others you may be evicted without a refund.
- Tenant acknowledges that he/she may be charged for damages not reported at the beginning of the rental period. An inventory and damage report is taken upon the completion of each rental period. Damage includes, and is not limited to, wear and tear beyond normal usage, such as damage to walls, fixtures, glass, decks, landscaping, carpets, furniture, structures, lost, damaged, or destroyed linens, electronic components and appliances.
- If the Tenant or any member of his group violates any of the terms of this agreement, Owner may terminate this lease with no refund and enter the premises to remove the tenant, his party and their belongings according to the Vacation Rental Act.
- Renter and all members of his/her party agree to indemnify and save the Owner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises and adjoining property by the Renter, his/her party or their invitees, from known or unknown danger or hazard attributed to the Owners.
- The maximum occupancy is the people booked, including children. * Outside guests or visitors are not permitted. We respectfully put forth that only those on the reservation may access the property.
