We would rate this house 2 out of 5 stars. Upon arrival, the overall cleanliness was below expectations, we had to wash every single dish/utensil before use and several doors upstairs did not function properly. outside, the decking boards were worn and soft, creating safety hazards. The listing stated that the pool was heated, but the system did not work and the pump/filtration system only ran a few minutes at a time so this caused the pool water to turn green and cloudy making it unuasble and this was especially disappointing for our young children who preferred the pool over the ocean. The hot tub had similar issues. Maintenance was slow to respond and limited in what they could fix, as many of the problems stemmed from the owner's lack of upkeep. Some furniture such as dressers was also in poor condition. For the price we paid we expected the property to feel well cared for however it did not. The home does offer plenty of space for a large group and has beautiful ocean views, but the positives were overshadowed by the maintenance issues. A serious concern was the presence of the cameras inside the home. One was located about 25 feet inside the entryway on the ceiling and another was in the living room. Even though we were told the living room camera did not function their presence made us uncomfortable. As a family with children and teenagers this setup felt like a violation of privacy. Overall, the house has potential but proper maintenance is needed.

Perfect house for large group

This beach house was a perfect match for our large family vacation. With only a few steps from the back door to the beach, it suited our elderly as well as convenient for those with smaller children who needed to make frequent trips back to the house. It would be helpful if there were more larger cookware such as pots and skillets for large meals but we made do with what was available. Thanks for sharing this beautiful home!

Location location location!

To have a place in Panama City with a semi private beach was perfection! The layout of the house was great for our family of 19, the proximity to beach was great as well. Close enough to the house that we could watch the littles walk back and forth between the house and beach. We had an issue with the air not working great but they replaced the unit within two days, and brought extra fans to get us through. The kitchen is not stocked very well and the house is in major need of some TLC. But, that being said, we would 100% rent this house again!

Fantastic space

We rented this house so our out of town guests could stay together for our wedding weekend. The space is terrific, and the location is perfect on the “quieter” east end of PCB. The house is beautifully situated on the beach with a lovely pool and hot tub. The property manager was kind and attentive to our needs. We highly recommend this house to anyone looking for a comfortable space to share with loved ones.

Large Family Friendly

We had 18 total people ages 4 years and up and everyone had plenty of room! Almost everyone got their own room. Te location was perfect with immediate access to the beach and easy walks to some shops and restaurants. We had a couple minor issues but they were addressed and fixed in the same day! The kitchen was well stocked and the additional freezer came in handle with our large group. The back deck was great and fit all of us as well. We will definitely stay here again for our next family vacation!

House is need of a lot of repairs. Web said 2 washers 2 dryers, 1 dryer had a do not use sign on it upon arrival when contacted management said they would send someone to fix, yeah right no one ever showed…also bed frames were broken and no one ever fixed… Just a lot of issues that need to addressed.. Liked the location but will not recommend or use ECDI again…

11 bedrooms with only 1 bunk room!

Trying to find a place large enough to accommodate my family and friends on the beach without half the house covered in bunk beds no easy feat but we were able to have all of that here. There were the usual things I've found with ECDI. House wasn't as clean as it could have been, there were items in the house that didn't work and we were forced to fix a few things ourselves because I know better than to call for maintenance or issues I've never had anyone help or fix anything or even return a call over issues in the past. The pool is a hot tub, but we already knew that from photos. That being said... The view... Absolutely Majestic! Beach location? Completely amazing. The 2 tier deck was incredible. We had plenty of room and were able to do almost anything we wanted to do with the space. I decided a few years ago that inspite of some of the issues with this property management company I still prefer them over some of the more pristine locations. I tend to bring a large group of people with me on vacation and being in a house where everything is perfect, white, and spotless can be stressful to worry about things getting broken or ruined. We aren't bulls but I just don't worry about it as much in ECDI homes. Could they do a little better with cleaning? There were rooms we found dust on furniture and lightbulbs needing replaced, no connections to TVs, ECT. I am ready for these things though so I bring a few rokus and disinfect. Upon arrival the outside was not the cleanest. Gum was stuck to the boards on the outside patio, garbage was scattered throughout. Outside furniture was broken, could not enjoy the upper level outside, due to broke furniture so not enough seating. Was told that the furniture would be replaced but no one came back to replace it. Pool and hot tub nasty. Had to purchase new pillows due to the pillows being nasty. Huge bugs throughout the place. Air condition had trouble cooling the place. The plus side to it all is the beds did sleep comfortably and the location was perfect.would not stay here again due to bad outweighing the good.

2024 July trip

Beach access is wonderful! Beautiful beach and home. House just needs some minor updates but is wonderful to stay in. Hot tub was not working and pool man fixed it to where it was heating easy and quickly! Home was beautiful we would definitely stay again. We come to Panama every year and will definitely have this house saved for future trips. Pool was clean only got green the very last day. We had a wonderful time!

Nasty VRBO

Horrible! I wouldn't stay here again if they offered to pay for my visit. The house was so nasty and dirty. The refrigerator did not work the entire time we were there even though we complained about it the 2nd day after realizing its just broken. There was dirty food in every dish and pan we tried to use. The dishwasher smelled so horrible like dirty mold. There was dog pee in the upstairs under the bed. The outdoor shower never worked, the swim spa was green and had to be completely cleaned before we could use the 2nd day we were there, jets never worked, hot tub was freezing cold and didn't work. There was so much mold and mildew in the upstairs bathrooms. We travel multiple times a year and this is the worst experience we've ever had. When you spend this kind of money for a place you expect a little more. The location was ok, a little off the beaten path, the check in was just fine, it was the condition of the home for us. And the fact that management didn't care about our concerns. Coming from a well traveled family I would highly recommend a different house. Stay far away from this property!

Love all the bedrooms. The hot tub was an extra added bonus, when it was heating. The view fantastic. But the house was very dirty with roaches and flying bugs. All the beds make lots of noises. The WiFi did not work the whole time we were there. The refrigerator and freezer was not cold, but the extra deep freezer was a nice touch. Door handles was coming off, faucet in the kitchen was messed up. There is black mold. We would book again if updates are made tho.

Awesome Place with Great Ownership

We stayed with a large group at the house and it was awesome, everything you can expect from a beach house: Great location, Great House, Great Hospitality. The house slept our 21 people extremely comfortably pretty much a room for every couple. The house had some very minor issues when we arrived and Bob and the ECDI staff were very prompt to correct them and make our stay awesome. If you have a large group this is the place for you! Thanks to Bob and the whole team for an awesome experience!

My stay was better than i ever could have expected, the house was clean as could be and there was none of the bugs described in past reviews. The towels were clean and smelled good as well as the dishes. The hot tub and pool were both warm and hot and clean. Beach was amazing. Watch out for beach police with drinks!

The house looks beautiful online, however it was a mess. The house smelled terrible. We had to contact the property manager every day of our stay. Rat feces was in the fork drawer, the electrical stopped working, the pool turned green and the pump did not work, the pump on the hot tub stopped working, paint was chipping everywhere, all the sinks and cabinets were very outdated. The best thing was the location on the beach. We will NOT stay here again

Room with a view

My husband had a request of seeing the waves. He is happy as long as he has his dog, a porch and can see the waves. We have a large family and like to travel with our pets. The home has a great beach front location. Great beach front access, and is pet friendly. If you are a frequent guest at the Ritz, this is not your home, however, it was clean and had a lot of space to spread out. We had a party of twelve with an infant, teens and adults. We cooked in most nights with a little improvising we were able to prepare meals with the kitchen furnishings. The house shows some wear, as most ocean front properties do, but it provided us with a comfortable, beautiful beach getaway.

the property needs updates. only one of the TVs in the house worked and swim spa and hot tub do not work correctly. the drawers were nasty and there was broken glass up under all the cabinets in the kitchen . dishwasher was broken in "lock out apartment.' there is a caved in door upstairs. our stay would've been a lot better if the place was cleaned properly. the house needs some attention and updates and would be perfect place to stay.

Ill start with the positive before the long negative side. The property itself is in a great location. And is houses alot of people. Its beachfront and the view is great. The check in process was easy, we recieved a code and had instant access so that was nice. Now for the down side. The home is split up quite strange, which the pictures dont showcase. It hides it really well in fact. One side of the house is completely separated, like a mini apartment. All the beds made TERRIBLY loud creaking sounds with the slightest movement from the old box prings and bedframes (that made putting a sleeping kid to bed impossible). The furniture throughout needs updated. Not referring to style but function. Everything is broken down. The home was NOT cleaned. VRBO wont let me upload photos to show the level of dirt that was there. The home has BLACK MOLD in EVERY air vent. I mean EVERY single one. The fact that this place is getting rented out with that alone was shocking. It needs to be shut down and have some major work done throughout. When we arrived the pool was green, and the pool man said he shocked it and to stay out for 24 hours. Hard ask with anxious little ones. But we did. And the pool did not clear up. I emailed ECDI, the property management company and complained of the pool as well as condition of the home. They never responded to my email but a pool man showed up the following day. He drained the pool completely and refilled it. No response to my mold concerns

The house was big and had plenty of room for our whole group. The views of the ocean were great as well as watching the sunset every night. The house was close to several attractions and restaurants so we never had to travel far. All in all, it was very enjoyable.
