This rustic mountain townhome is a two story end unit townhome nestled in the suburbs of Park City, providing relaxing vibes while still enjoying the thrills of the nearby ski resorts. The local community enjoys its own clubhouse, pool, and tennis courts. Enjoy free electric bus transportation year long, plan on a rental car or Uber/Lyft services to get you to the nearest bus stop.
THE SPACE
Retreat in comfort in our spacious 3,900 sq. ft home. Enjoy vaulted ceilings, rustic log beams and rails, which are sure to enhance your stay in the mountains. Rest and recharge in any of the five bedrooms, or whip up a feast for the crew in the spacious kitchen. Enjoy your on-site washer and dryer, private garage, and plenty of storage space for your winter/summer equipment. Take in the beauty of the mountains as you soak in your private hot tub, or relax on the balcony after a hot summer day. No matter what your plans are, you'll find time at our home time well spent.
THE KITCHEN
Found on the second floor, the kitchen is equipped with fridge/freezer, oven/range, dishwasher, microwave, and a coffee maker. It is also stocked with crockery (plates, cups, bowls), flatware (knives, forks, spoons) and cookware (pots, pans, utensils).
LIVING AREA
Also on the 2nd floor, you'll enjoy plenty of seating on the various chairs, a smart TV, wood burning fireplace (wood not provided), and a dining table with seating for eight.
BEDROOMS
This home boasts five bedrooms totaling in nine beds. Three bedrooms are found on the first floor with the remaining two on the second floor, all bedrooms enjoy access to their own TVs. On the first floor, one bedroom is equipped with two twin bunk beds, the next bedroom holds two queen beds, and the last bedroom enjoys a one king bed. On the second floor, the master bedroom is enjoys a king bed, large walk in closet, and fireplace. The final bedroom on the second floor also enjoys a king bed, and through the sliding doors has access to the hot tub.
BATHROOMS
Four of the five bedrooms has its own en-suite bathroom, the bunk bedroom's bathroom is just outside the door. Each bathroom is stocked with towels, sundries, and a hair dryer. A half bathroom is also found on the second floor in between the two bedrooms.
PARKING
The garage parking space can accommodate two vehicles, and potentially a third, if the vehicles are small. There is additional first come first serve overflow parking across the road at the clubhouse.
THE COMMUNITY
This home is located in a well-maintained community for vacation rental and permanent residency. The nearest bus stop for the free city transit system is 1.5 miles from the home (30min walk), so we recommend taking advantage of Uber/Lyft services if you plan to use the public transpiration system. 10 minuet drive to Park City main Street and Park City Mountain, 15 minuet drive to Deer Valley Resort, 15 minuet drive to Canyons Village.

For after-hours communication, leave a message, and we will strive to promptly return your call. Refunds or considerations are only possible if problems are reported during your stay, and are not gaurenteed.
CONDITION OF PROPERTY:
Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times with prior written or verbal communication. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets and no indoor smoking.
INSURANCE:
PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000 in accidental damages. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage or loss to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest.
Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid.
