Two storey contemporary eco house in elevated position with large views southwards at the fork of the Valle Umbra and Valle Tiberina. Its location is on the northern periphery of the city of Perugia. The property is built into a hill and one enters the living/kitchen area at the top level. One bedroom suite is on this level, the other three bedrooms and bathrooms downstairs. Fantastic place
We enjoyed almost everything: View, location, house, pool. The only thing that was missing was the air condition. The heat outside 34-36'C made our stay not comfortable inside. After sun bathing it was difficult to cool down and rest. Sleeping was dificult too.

A beautiful home in a beautiful location
We had wonderful stay while celebrating a birthday and exploring Umbria. The house was just lovely; very spacious and comfortable. The view was postcard worthy, especially early morning and late evening. The pool was a welcome oasis in the July heat. Caroline was exceptionally welcoming and helpful. We loved it there! :)

Outstanding property
We (wife & I, our kids and their spouses) stayed here in mid-April. Six people in all. The layout of the property is perfect. The views are magnificent. The weather was a bit stormy and cool so we didn't get to use the outdoor space much, but it was easy to see that it's idyllic. The kitchen was the best outfitted one I have seen in a rental. I'm a former chef so it's great to see a kitchen were care has been taken for proper china, stemware, good knives, cutting board and implements. There is even olive oil from their olive trees on the property available in the kitchen. The property mgr, Caroline, was wonderful to work with and responded quickly to any questions we had. We had a bit of a challenge to find the property initially since Google maps is not very accurate in that area. I highly recommend contacting Caroline for exact directions. Don't trust Waze or Maps. We could have stayed there for weeks and been happy. Only regret was not having more time there.

Beautiful Off-Season Visit
The house was located on a beautiful setting looking out over an olive orchard and a scenic valley. It was truly a wonderful oasis between day trips to Assisi, Montefalco, Citta di Castella, Montepulciano, Perugia, and Deruta.

Well what can we say, amazing house in a quiet location. We stayed here for an entire month using it as a base for visiting the local region on daily excursions. Brilliant stay
We first stayed here around a decade ago, and always meant to return. The position of the house and its architecture is peerless, and Caroline is a great host - communicative and efficient. Would highly recommend and hopefully we won’t leave it as long until the next visit. One tiny update for the visitors’ notes: the Italian toll road system now accepts credit cards, so you needn’t worry about getting cash out before your trip.

We were 3 couples staying in the villa for 5 nights. The place was amazing/modern and well equipt. Caroline the host was very helpful and available. The only thing to improve was the wifi. We highly recommend staying there while visiting Emilya Romanga.

Fantastic modern home in Perugia
The pictures don't lie, this home was perfect. There are 4 bedrooms but it was just my wife and I so we only used the master bedroom. The views from the house are spectacular from the master and really all the rooms. The kitchen is fully stocked with everything you need and there is a nice grocery store down the hill in town for supplies. The pool wasn't open yet but we knew that going in. It is just down hill from the house and very peaceful. We had dinner by the fire one night on the patio and there is plenty of wood provided. It was great having a washer and dryer to do laundry since this was the middle stop of our trip. No need to pack extra clothes when you can do laundry. Be aware the house is somewhat remote up about 2 mile steep hill but that was what we were looking for. We had our bikes with us to cycle and decided to take Catherine's suggestion and drive down to start. It's pretty much a 19% grade to the house and not real fun on a bike. No issues with parking at the bottom and there is a great trail for walking or running by the river. Plenty of good restaurants around that are a short drive away. We highly recommend Osteria del Donca. It doesn't look like much but the food was some of the best on our 2week trip. I hope to book this home again on a future trip.

A modern home with killer views.
We stayed at this luxurious villa just outside Perugia for three days. A thoroughly modern home with contemporary furnishings and all the appliances in the kitchen to cook up a storm if you’re in the mood. It was just us family of three but this home is very spacious and accommodating for larger families as well. The pool is fantastic and beautifully tucked away on the far corner of the property where you can enjoy a glass of wine on a cool evening. The balcony is another feature we thoroughly enjoyed with its amazing views of the hills. A morning coffee on the balcony and you’ll be transported to a dream world. Caroline was a wonderful host and warmly received us at the house a little earlier than check-in as we were driving a long distance. She was very responsive as to our queries, be it “where’s the iron” to “what’s a good take out”. Just fabulous! I wish we had more days to spend here…

A blissful three weeks in the Umbrian hills
We stayed at Villa del Verde for the last three weeks of August 2019, initially just our family of four, then adding my sister's family of three, and finally a dear family friend. The first thing to say is that the photos don't do justice to the setting - from the perfectly framed view as you walk in through the front door to the many vistas through the olive grove, it really is breathtaking in its beauty. The house is well proportioned, and a pleasure to be in - both the common spaces and the bedrooms. The pool is cooler than we are used to but nothing that a few swift laps couldn't deal with, and always invitingly clear and blue. In the morning, a favorite thing was to turn left up the mountain road and walk along the ridge for a mile, drinking in the scenery. We enjoyed finding places nearby - Il Barbacco just over the Tiber in Ponte Felcino for morning coffee and pastries; the bizarrely located bar attached to the decidedly unglamorous EMI supermercato for a sneaky afternoon Aperol spritz; and, after multiple failed attempts to eat at La Fraschetta (mentioned in other reviews but chiuso per le ferie (pardon my schoolboy Italian)) the wonderful terrace restaurant Gradale on the outskirts of Perugia with amazing views up to the town and relaxed waitstaff who could tolerate us playing Racing Demon to keep the children entertained. Further afield we braved the crazy cage lift up the mountain behind Gubbio, drove over Mount Subasio (nothing handles better on potholed roads than a rental car with CDW) and had a wonderful lunch at Locanda del Teatro in Montefalco. Other reviewers' mentions of the late night (rarely) and early morning (more common) dog chorus, and the 28C indoor temperature when there's a heatwave (38C+ outside) are accurate, but didn't really matter because we had earplugs and were reasonably rigorous about closing the blinds before the morning sun hit - and frankly, they were totally outweighed by the beauty of the surroundings. Finally, a big shoutout to Caroline, the property manager, who was attentive and helpful throughout including failed Amazon deliveries (use the Amazon lockers around Perugia), a power cut, and multiple room changes as we added guests. To quote Arnie - we'll be back!

An amazing house, in an idyllic location.
This house is just as described. The setting is beautiful and very relaxing. The house is incredibly well equipped and comfortable. The space in the house is amazing and would comfortably sleep 8. There were just 5 of us and it seemed enormous. Caroline is really helpful and has a great local knowledge. The only thing that could improve this amazing house, would be for it to be slightly cooler in the hotter months. The downstairs of the house is a fantastic temperature but upstairs can be a little too warm.

Beautiful home, gorgeous setting
This is a very lovely, unique home.. beautiful layout, well thought out, extremely modern, very warm and tasteful decor with lovely art work, incredibly comfortable. This modern home has an open plan, floor to ceiling windows looking out at the most spectacular vistas of hills, olive groves. The house is set back with no neighbours in sight. The swimming pool is located on a different level. The manager, Caroline, is wonderful— could not be more helpful and gracious. She is a joy to deal with. The house is located in an area of Umbria with easy access to Perugia, Assisi and numerous charming, medieval towns off the tourist path. This was the most idyllic and ideal place to rest, renew and vacation. A 5 ++ star experience.

Beautiful house, mesmerising views
This was our second visit and we were delighted that the villa was just as comfortable and stylish as we remembered. September is a lovely time to visit - we had lots of warm sunny days over the fortnight and made very good use of the pool. Assisi and Perugia, Spoleto and Spello were also MUCH quieter than we remember them being in August. We love the location of the villa as the little towns close by are not at all tourist-y - but there are of course lots of tourist drawcards close by if that is what you want. Caroline was very helpful and solicitous in accommodating the arrivals and departures of several groups of friends and we also appreciated Cate's help when we made the booking. It was a wrench to leave! Finally, a mention of the cafe La Fraschetta in Ponte Valleceppi - we thought it was a standout for lunch and dinner in terms of local produce and value for money.

Simply stunning property
Villa Verde is an exceptional property and exceeded all of our expectations. From the moment we arrived and met the very helpful Caroline, our holiday began. The property is architecturally stunning and beautiful designed. It is a work of art. The views from every window capture the beauty of the surrounding Umbrian landscape . The house is so well designed and works on every level. The open plan living area with the outdoor elevated terrace are at the heart of the house where we spent many hours enjoying the sun, cooking on the BBQ, cooking in kitchen, reading and relaxing and enjoying the excellent wine! The bedrooms and bathrooms are of the highest standard and fitout. One of the fantastic aspects of this house it that despite 30 degrees temperatures outside, the inside of the house remained at a really comfortable temperature ensuring both relief from the midday sun and uninterrupted sleep. The gardens are exceptionally well maintained and the pool area was great space to cool down while still enjoying the scenery. The house is also close to a range of beautiful towns and villages and while there we visited Spello, Montefalco, Bevagna, Gubbio to name but a few. In all these towns there was a great selection of restaurants (and lots of options for gluten free). There is also an excellent supermarket in Ponte Felcino called EMI which is about a 10 minute drive from the house. It has great fish, meat and cheese counters.....and lots of excellent wines. This was in summary a perfect location for our holiday. We loved it. We left wanting to return. We have rented house in Europe and the USA over the last 15 years and this was the best property we have ever stayed in. I would highly recommend booking it. Lovely House
This is a lovely house, so well equipped. Bedrooms all very comfortable with decent mattresses, linen and a plentiful supply of hot water.. Kitchen excellent, with every conceivable cooking utensil. Small, but nice swimming pool...possibly could do with more comfortable loungers. My only criticism would be in the ambient temperature of the living quarters. The house is meant to be kept at an even temperature in the low 20s with the air exchange system. Whilst I understand that the outside temperature was exceptional in the mid 30s, despite our following the instructions regarding shutting the blinds and opening the windows at night...allowing the odd aberrant mozzie in, we never got the upstairs cooler than 29c, downstairs 24. The neighbours dogs seemed to have several barking sessions a night but there’s not much to be done about this... However, despite this, the house was lovely, set high up on a hill, with ranging views over towards Assisi and Spello. Lovely medieval towns..Spello, Bevagna, Montefalco all easily accessible.

Best place to stay in Umbria
Catherine's home in Umbria was the perfect spot for our family vacation of 5 adults and one active toddler. The house was perfectly maintained, had a well-equipped kitchen that was easy to cook in, and the outside deck with the fireplace was put to use every night as we gazed at the mountain top views and the stars. We also dipped in the pool after along day sightseeing. The house was the perfect vantage point to visit all the medieval hilltop towns. This house was a gem!

A truly beautiful property in a gorgeous location in Umbria.
This villa is very modern with every facility required to enjoy a special holiday. It is spotlessly clean with every comfort, beautiful bathrooms, bedrooms and living rooms and a great pool. The location allows easy visits to all the beautiful surrounding hilltop villages and taxi trips to the stunning city of Perugia. We all agreed that we are returning in the near future to recapture the fun experienced on this special week.
