Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

• You agree to be bound by our rental terms and conditions.

• You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and the condition of the booking.
• You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.

While we do not anticipate the need, in the event of repeated violations, we may have to involve local law enforcement to ensure adherence to our policies. If it becomes necessary to remove a guest, any associated expenses will be the responsibility of the guest. We appreciate your cooperation in respecting our community and our efforts to be a considerate neighbor.

For units that permit pets: Pets ARE allowed depending on size or if they are service animals. To avoid having your reservation cancelled, please inform us in advance and be honest about bringing a pet. An additional cleaning fee is required PER pets:

1-7 Nights: additional $25/night
8-29 Nights: additional $200
30+ Nights: additional $300

We do not have a weight limit, however, there are breed restrictions: Alaskan Mala Mute, Belgian Malinois, Boxer, Show Chow, Dalmatian, Doberman Pinscher, German Shepherds, Husky Breeds, Pit Bull Breeds, Presa Canario's, Rottweiler, Staffordshire Terrier, Wolf Hybrid

This property participates in the Pooprints program, this is to ensure that all residents are picking up after their registered pet. The cost is $50 per pet, this is a one-time charge. The pet will need to be registered via a link we will give you after booking confirmation. We will need a photo of the pet as well as the vaccination records. When you bring your pet to the premises, you will need to stop by the leasing office to have them swabbed. If we do find that a pet defecated and it was not picked up after, there is an applicable $500 fine per occurrence.

There is a 2 pet maximum and only cats/dogs are allowed. If you are found to have brought pets without prior notification, there will be a $500 fee.

We have noise monitors installed in our units (it does NOT record sounds or conversations), it just measures the noise levels in decibels. If tampered with, there will be a fee.
Security cameras in the hallways for security.
Quiet Hours
Quiet hours are between 10pm - 8am EVERYDAY. If there are noise complaints or any violation of this rule, it may result in cancellation of booking and removal from property without refund.

STRICT NO-PARTY POLICY
No parties or events/gatherings. There are cameras above the door and noise detectors in the house. If there is a party of any kind the police will be called and everyone will be removed from the property no refunds. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered.

No Smoking
Smoking is prohibited without exception on this property. This goes for balconies and in or around the building too. If any signs of smoking are found in the unit or on the premises, a fine of $500 will be imposed, no exceptions.

Parking
We do not assume any responsibility for parking violations issued to guests who fail to comply with our parking guidelines as detailed in the check-in guide.

Simple apartment with great location to food/drinks
Came in for business trip with my partner and had a great stay at this property. Check in process was a little complicated but well communicated and documented through emails from property management. Great location to Culinary Dropout and downtown Tempe. Apartment was stocked with basics.
