This area of Lake Champlain is ideal for outdoor enthusiasts and anglers seeking beautiful mountain scenery and experiencing exceptional fishing for large and small mouth bass, widely regarded as one of the best bass fishing destinations in the U.S. Less than a mile is the public boat launch and a mile to Mooney Bay Marina for boat slips, tiki bar, and waterfront dining. The home is also located within a mile from Point Au Rouche State Park which offers a sandy beach, picnic facilities, and over 12 miles of nature trails for hiking, off road biking, snowshoeing, and cross-county skiing. Second bathroom has a tub and shower with a double vanity sink and a half- bath on main level. The upstairs and downstairs both offer a substantive amount of storage and closet space. There is a seasonal room above the sunroom with amazing views of the lake that is great for kids or extra space to entertain. Laundry room is on the main level, conveniently located off the master bathroom. The master bedroom has sliding doors that open up to an expansive deck facing the lake with outdoor seating and a grill. The home sits on a 1-acre waterfront lot and has a rocky beach for launching canoes, kayaks and small boats.
