This property met my expectations. It is a modest hotel with great customer service, safe, and located close to all the fun in Playa del Carmen. The best affordable place to eat at a 10 minutes walk was El Fogon.

You really go there only because is cheap , and your out of budget ! Pool is so dirty you cant swim , rooms all broken and rusted , the person at the reception very nice but is really only an option to stay somewherre and u have no extra money dont expect nothing nothing more then a room to stay . Breakfast is only a toast and jelly with coffee but i expected this for the price .

It’s a good price-quality deal. All in order, except that the headboard of the bed was noisy, it was not well installed. Also, the toilet got blocked all the time. We reported those issues but apparently nothing was done. The rest was very good.

The area is nice just very noisy we found several roaches in our room beds aren’t very comfortable and the staff there was a male attending front desk and he was very rude about my family being in the pool past 10pm following day there was a family in the pool past 10pm and they were very noisy and drunk.

Appena arrivi in struttura L addetto non sa nemmeno se hai pagato o meno, ti lasciano la carta per entrare in camera legata con il nastro..le camera e’ degli anni 70 senza alcuna manutenzione interna,la doccia esce l acqua a gocce..si salva solo la zona perché è in centro..davvero pessimo e non corrisponde assolutamente alle foto..!!!!

Parfait sur tout!
J'ai passé une semaine parfaite dans cette petit hotel situé en plein centre ville et à deux pas des plages. Les chambres sont tres grandes et tres functionnelles avec balcon. La piscine est magnifiques entourée des belles verdures et fleurs. Le petit dejeuner c'est une simple assiette avec des oeufs et des fruits, du café et du bon jus d'hybiscus, c'est pas tres copieux mais c'est tres bon et surtout ont est bien servie par le Monsieur tout le matin et surtout le cadre en face de la piscine c'est vraiment magnifiques. J'ai donne 10 sur 10 aussi sur l'emplacement car on est à deux pas de tout: on etait arrivées tres tard le soir et j'avait pas de prise chargeur alors j'etait juste derriere l'hotel pour l'acheter car il y a pleins des magasins ouverts jusqu'à tard. Un grand merci à la fille de la reception avec les tresses super sympa et tres disponible et aussi à la dame qui parlait parfetement italiens qui travaille dans l'hotel pour ses conseils et sa gentillesse. Un grand merci au monsieur qui travaille au restaurant pour ses conseil et son sourire. Par contre mieux choisir une chambre à l'etage car les chambres au rez de chaussez sent un peu de mousissure. N'ecoutez pas les commentaires negatifs car qualité-prix ca merite un 10 sur 10.

Deplorable Hotel-DO NOT STAY HERE
DO NOT STAY HERE!!! Pro: proximity to 5th st Con: Electrical: plugs/wires hanging from outlet behind bed. Very few plugs. Filthy: sheets were stained/dingy. Walls were black with dust Housekeeping: Didn’t replace sheets when taken. Didn’t leave extra TP. Didn’t actually clean anything. stored cart in front of our door instead of storage cubby. Linens: stained, had holes in them, had to ask for clean ones or replacements when taken by housekeeping. No washcloths or hand towels. 2 towels/bathmats for 4 nights. Pillows lumpy and old. Furniture: bench cushion filthy and hard. Headboard unattached to bed so it constantly hit wall. Mattress was old springs stabbed back all week and bed was sunken in. Bed squeaked with every move. Plumbing: no hot water or pressure the first 24 hours. Asked for it to be fixed and got semi hot after 20 minute warm Up and then scalding with no in between for the rest of the stay. Water pressure was horrible. Toilets don’t flush and require multiple flushes. Staff tried to tell me how to fix the issue with their hotel and refused to fix issue. Patio: employees smoking outside our patio, stones stacked up side of patio and popcorn bags full of gravel was view. Patio door didn’t slide-had to force open. Breakfast: spoiled fruit and a piece of toast. Had to pay to take coffee to room Temps: Poor control and ventilation. Armoire: broken/unusable inside bottom Amenities: no bottled water available Noise: very loud until 3am

We got there for a 4 night stay. Upon arrival tv, didn’t work, air conditioning did’t work, and had no hot water. We were told maintenance would be there in 20 minutes. An hour and a half later they showed up and fixed air conditioning and half way fixed tv. We had cold showers for two days at which point we had luke warm showers. On the third day there was no propane so no hot breakfast. Location is great though. We had stayed there before and would consider again.

This property should be blacklisted. Our family vacation experience was disaster staying at the hotel since we checked in day 1. We were starting from low bar as our first choice hotel fell through turned out to be scam booking through Expedia. To our dismay there was no hot water available, for entire 5 days of our trip. Cockroaches in bathroom in each of the 3 rooms, all rooms had musty odor, towels provided had stains looked like blood, no phone in room, no microwave. We were stuck and out of luck as everything else was sold out. Location is convenient to Playa beaches and downtown area. how do you run hotel with no hot water ? Expedia needs to do better job listing properties on their site, vet out reviews as of writing review property had 8.6 rating which is scam. do not book even as last option.

I can honestly say this is probably the worst hotel I have ever stayed at. There was no hot water for the first two days of my stay. Even after they "fixed" the issue, the hot water was not hot, it was more lukewarm. Pros: - The front desk staff were helpful and pleasant to speak with. - The free morning breakfast was good. Each day there were changes to the menu. Cons: - No hot water for two days and lukewarm afterwards. - Do not stay in the rooms by the restaurant because they play music early in the morning (around 7:15am) which can be heard in the room. - The sheets and towels had stains on them. - No shower gel or shampoo is provided. - The bed was not comfortable. It was very firm. All in all, I would not recommend this hotel.

Desk clerks didn’t know how to locate our reservation even with the reservation number. Door to our room stuck on floor with door only half open, had to be bumped with your shoulder to open all the way. They left their cleaning carts and other junk piled next to our room door. The grounds were in a state of disrepair and the pool needed cleaning. The desk clerks failed to mention the continental breakfast or what was included, when I ask for milk for my coffee they told me that was not included, it would be 10 pesos more. Their juice wasn’t juice, but it was included. I’ve stayed in over 20 hotels in Playa and I can say this was my worst experience. We checked out after one night and found much better accommodations for less.
