The "Pacific North West Trail", which follows along the Lake Koocanusa shore line, is about 5 minutes walk North-West from the house. Great for hiking and mountain biking. Plus, one can see the Lake from a trail at the top of the property.
During June to Sept, Abayance Bay Marina normally has multiple concerts scheduled, which one can enjoy.
NOTE: Concerning RV/Electric vehicle charging:
NEMA 14-50 240V 50 Amp outlet for RV/Electric vehicle charging (Just bring your NEMA 14-50 outlet adapter, since no adapters are supplied.). Plus, bring a cable long enough to reach between the outlet and your vehicle. The outlet is located at the front of the garage. Please look at the NEMA 14-50 plug-in pictures to get a better idea of what you will need to bring for the adapter plug-in.
All season area with boating, hiking, golfing, mountain biking & road biking. There is a swim beach near by. Plus more fun & Concerts at Abayance Bay Marina, Restaurant & Event Center, which is walking distance.

An all season area with boating, fishing, water-skiing, hiking, golfing, mountain biking and road biking. One can have more fun at the Abayance Bay Marina, Restaurant, and Event Center, which is walking distance. Events can be scheduled via the Abayance Bay company. There are also boat rentals in the area.
Located west of Eureka, walking distance to Abayance Bay Marina on Lake Kookanusa and the town of Rexford. Multiple golf courses in close proximity, most notably the Wilderness Club, Montana's #1 ranked course. The Abayance Bay has events posted on their website. The Abayance Bay Marina has a restaurant, and rents boats, jet skis, kayaks, paddle boards, water skis/tubes. There are other places that rent boats if the Marina does not have any at that particular moment.
The space
- There are two Master Bedrooms each with King beds and their own bathroom.
- There are two other bedrooms, each with two Queen beds.
- If guests need to spread out, there is an additional extra large adult cot that can be provided for the stay. Plus, the large couch can sleep one tall person. Plus, the futon couch can sleep 1 person. However, one needs to provide their own bedding for cot, couch, or futon.
There is a smart TV for streaming shows/movies. There is a good selection of free shows/movies. For paid shows/movies, please use your own streaming subscription.
There are 4 desks with monitors for doing remote work. One can use WIFI or direct connect to the router. There is also a printer/copier/scanner.
The full house, patio and backyard are available to guests. One car garage is available for guests to use, however other half of the garage is not currently available. The house is near the end of Nelson road, so basically like a quiet cul-de-sac without through traffic.
The driveway is about 45' long, however only about 20' closest to the garage is fairly level. The driveway then slopes down towards the street. So, you may want to bring some leveling blocks, if the trailer needs to stay more level. The height of the bottom of the deck is about 12'. The driveway can fit between 4 and 6 vehicles, depending on the size of the vehicles. Plus, there is room for about 3 vehicles on the street in front of the house. Plus, the one car garage will fit another vehicle.
Other things to note
There are animals like deer and wild turkeys in the area.
- Concerning outdoor games, there is a bag toss game, ping-pong table, and basketball hoop, plus a hammock.
- There multiple mountain bikes (both man and woman styles).
- There is one stand-up board and 5 kayaks. Since they are a little heavy, one would want to strap them one at a time to a padded roof and slowly drive them down to the boat launch. There are swim noodles and ropes, which one could use to cushion and tie down one stand-up board or kayak at a time to a vehicle roof. One is required to wear a life jacket, which are in one of the closets. For the Kayaks and paddle board it is recommended to use the camp ground swim beach & boat ramp, since there are far fewer boats and that area is much better protected from wind.
- There are two fishing poles, however one would need to buy the hooks/spinners/weights/etc to attach to the line from the Marina or fish shop or bring your own.
- The Marina also rents powered boats and possibly jet skis as well. There are other boat rentals, if the Marina does not have a boat available.
- The camp ground on the North side of Rexford has a swim beach and also a boat launch. If it is not totally calm, then one wants to launch the kayak or paddle board from the camp ground boat launch. On a calm day one can paddle from one boat ramp to the other boat ramp.
Concerning Pets:
$150/pet per stay. So, if there are like 2 dogs ==> 2 * $150 = $300 extra fee. Extra fee goes to cleaners and supplies, since it takes extra time/supplies to remove any dog hair/dander for anyone, who is allergic to dogs.
- There is one dog run line, that one can attach a dog lease to in the back yard. That way a dog can do its business at its leisure. However, please remember to scoop the poop regularly, so that no one accidentally steps in dog stuff and bring it into the house. Extra $100 charge for not scooping poop before checking out. Extra $100 charge for not vacuuming dog hair off of indoor/outdoor furniture & comforters.
- Please have everyone remove their shoes, when entering the house, in order to keep the house much cleaner.
- Plus, there is a dog cage on the deck, so one can place their dog in the dog cage, like when one is grilling. It will be much easier for the person doing the grilling, when not having to worry about a dog carrying off the grill food.
- So, the property can easily handle two dogs like when one is cooking food, with one on the dog run line, and one in the dog cage.
- Leash required. Pets/dogs should not be left alone inside the house. Pets/dogs should not allowed to be left alone outside of the house for very long, unless attached to the Leash line in the back yard. Deck cannot be used as a dog run or place to leave animals/dogs. Pets/dogs should not be left outside during quiet hours of 11pm - 6am.
- Plus. there is a $100 charge for droppings pickup, if not done by guest.
- Plus, there is a $100 charge for any dog hair on indoor/outdoor furniture. So, please keep dogs off of the furniture. Please vacuum off dog hair from any furniture, if dog accidentally jumps/lays on furniture.
- Plus, $500 fine if dog pees/poops inside the house, so dog never allowed to be in the house unattended.
- Plus, dog not allowed to sleep on bed or comforter. Guest must pay for new comforter, if dog hair on comforter, or comforter smells like a dog.
- Plus, additional charges for dog scratching woodwork or furniture.

- Rexford Bench Swim Beach, which also has a boat ramp with access to Lake Koocanusa and Tobacco River. Great place for Kayaking and Standup-Boards.
- The Koocanusa Sand Dunes and Trail System is a hidden gem in Montana, offering an exhilarating off-road experience. Located in the northwestern corner of the state near the Canadian border, this expansive off-road playground spans over 20 miles of diverse trails, showcasing a mix of sand dunes, forests, and winding roads.
- The Abayance Bay Marina has many music concerts during the summer. There is an Event Center, where one can get married as well with beautiful Lake and Mountain back grounds.
